We have an old garage in Seattle that had been leaking at the wall-floor joint for what I suspect was decades — even after I rebuilt the wooden structure on the old cement wall and put on a brand new TPO roof. Erick and his team at City Construction Solution finally solved what nothing else could. They installed a French drain system that uses gravity alone to move all the water out to the street — no pump needed. Nearly a year later, the garage is completely dry for the first time in who knows how long.

A week prior to Christmas, we discovered moisture in our lower level and contacted four companies to provide recommended solutions and bids.

The proposals ranged from a simple French drain on one side of the house to French drains on three sides and a sump pump. City Construction (CC), from our initial contact with Erick who provided the estimate, was the most professional and provided detailed documentation and photographs of their proposed solution. Based on the completeness of their proposal and honesty in their recommendations, we decided CC would be the most cost-effective option. The bids ranged from half of what City proposed to nearly double in cost.

Once the project commenced, we received updates and photographs on the progress from the excavation to the final testing of the new system. One of the owners and engineers was on-site from one-third to one-half of the time once the installation of the sump pump and backup battery system was completed. As with most projects, once excavation began, they uncovered additional work that needed to be completed, and the change order process proceeded smoothly.

The work was done parallel to our sprinkler system’s main values and primary lines, just a few days ago when we attempted to turn on the sprinkler system, we discovered a leak. I contacted our regular sprinkler technician, who confirmed the leak. Before authorizing repairs, I connected him with Erick at CC, and I received a call within minutes from Erick inquiring if they could have one of their trusted partners come out and inspect the leak and triubleshoot the problem. That same evening, the CC irrigation partner, was on-site and resolved the issue by replacing several failed parts that, from the photographs of the excavation work done by CC, were not caused by them. This was all done at no cost to us.

We had a persistent water leakage issue in our daylight basement that had already been repaired twice by other contractors, unsuccessfully. Because of those previous failures, we were extremely cautious about moving forward again.

That’s when we found City Construction Solution, and the experience was completely different.

When Erick, the project lead, came out to provide the quote, he was very patient and professional. He took the time to clearly explain their proposed solution using drawings and visuals, and carefully answered all of my questions. What really gave me confidence was that Erick’s proposed solution closely matched the plan from an independent architectural designer I had consulted, while also leaving room for future upgrades. On top of that, the pricing was reasonable and fair.

The construction team — Sergey, Alan, and Elisei — did an excellent job. They were punctual, detail-oriented, and responsible, kept the worksite clean and organized, and consistently documented the project progress. Throughout the entire process, whenever I had additional questions, Erick was always responsive and patient.

After the project was completed, they also restored the area to its original condition, which we truly appreciated.

We had a water leak in our basement after several days of heavy rain. We talked to a few companies, but after thinking it through, we chose City Construction Solution. From the first inspection, it was clear these guys are real experts. Stephan spent almost two hours checking everything, explaining our options, and showing examples from their previous projects.

A few days later, we got a detailed report and estimate, which was great because this type of work isn’t cheap and we wanted to know exactly what we were paying for. Stephan recommended installing a French Drain system. Other companies suggested basement gutter drains, but after talking with him and doing my own research, I realized basement gutter drains aren’t a good solution for basement protection. The system City Construction Solution installs goes deeper, protects better from soil clogging, and reduces hydrostatic pressure on the walls.

Stephan and his team worked for four days, kept us updated the whole time, and cleaned everything up when they finished. I’m really happy I trusted my choice - no regrets at all. 10 out of 10.
