I'm quite pleased with the work Total Foundation Solutions did in my crawl space to add support where it was drastically needed. They were there when promised, finished exactly when they said they would (after a brief hiccup requiring a minor schedule change that they addressed quickly and efficiently), and cleaned up after themselves. They had to come through my laundry room to access the basement/crawl space and they even covered the floor with a protective film to protect the flooring. Thank you!
Everyone was a pleasure to deal with. Tom provided the estimate and clearly explained the remedial process. Heather kept me informed at all times re work date, time of arrival and payment requirements. On the day of the job Craig and Liam arrived on time, made sure all carpeted areas were covered with protective sheeting etc They were both pleasant and professional and did a great job. They also took the time to share their observations and answer my questions.I would definitely recommend this company and would not hesitate to use them again.Graham G.
The guys worked hard and it was a difficult job but in the end the results were very disappointing. What started out as a 7-Day project, due to manpower issues extended to almost 3 weeks. In the end I don't know if they just didn't have the right tools to properly level out the house but while it is slightly more level than what it was it is significantly below expectations. Granted, there is a lot of weight on the two center walls but we even had marked on the floors how low they were prior to getting the quote. Yes, the house is probably more stable but again the results are disappointing. In the end they left a jack underneath the support that was built and sent somebody over at 5:00 p.m. on a Friday afternoon to take care of when I was not at the house. This could have been taken care of sooner as the guys were aware of it that day but I guess I'll fix myself. Again, they worked hard but the overall results are disappointing.Response to Owner's comments:It is disappointing that TFS' owner decided to twist the facts, so for those considering using TFS I would offer the following to his comments. (1) the house was built in 1940, which is significantly less than the "well over 100 years" stated. (2) The project was never a "stabilization" project - no, it was always a floor leveling project, as the attached picture of the quote shows!Prior to the quote, Tom from TFS came to the house, walked through it and we discussed that the issue was down the middle hallway walls of the house (the attached pictures indicate how much the floor was out from being level then). After TFS was "done" (the first time), Tom came back out and acknowledged that the halls were still the issue and they added another support (as the distance between supports was 16', and not that quoted). After this work, there is little change to the floor level, I still have low hallway floors, but I also now have bouncy floors and humps in the floors of both the living room and kitchen. The hydraulic jack installation still remains, which will eventually fail. I guess this is considered acceptable in these "well over 100 year old" houses.Never did I expect perfectly level floors, but I did expect better than an 1/8" betterment (yes, that's all the hallways have improved), bouncy floors and humps. If TFS didn't think they could do better, then maybe they should have stated such and not quoted the work.BTW, the 24 joists joists that they were to "replace" - not even close, and where they did "replace", in most cases they just sistered the new joists to the rotted joists.I was in contracting and when I had a subcontractor do a poor job my question to them was always "Would this installation be acceptable at your home, and to your significant other?" In over 30 years, I never had a subcontractor say yes it was and walk away from the work. Instead, the next day, they were on the project site correctly their deficiencies. While I'm only guessing, I'm presuming that the work done at my home would not have been acceptable to the owner's significant other.....Given TFS's owner's response, I've change my rating to a 1 star. If you have a simple, relatively new, one story house, maybe they are the contractor for you. Anything more, get someone else......
Total Foundation Solutions did a great job, start to finish. They dug in a crawlspace, installed new supports, jacked up the foundation, and leveled the floor out. They were always punctual with meeting times and did things when they said they would do them. They were always professional, courteous, respectful, and personable. Starting from their office staff (Heather), who organized the initial consultation and scheduled the work. She was very responsive and easy to work with in order to get everything scheduled. I initially sent photos of my problem , and she got back to me right away in order to set up an in-person meeting. During the in-person meeting and inspection (with Tom) a plan was put together to fix the failed foundation in my very old 1820 home. He sent me an estimate (both cost and time required) within two days, and the work was scheduled. The work crew was always kind and courteous. They (Darryl, Liam, and Ricky) worked quite diligently. I never saw anyone standing around. They actually finished one day ahead of schedule. They worked well together to get everything done correctly and of a high quality. I was also impressed how cleanly their work was. They didn't leave me with any mess, even though this work is generally messy. They were organized and seemed to take pride in their work and respected all of my property. After they finished, they fully explained everything that they did and any issues they encountered. They were clearly knowledgeable and experienced. Everything about this job went smoothly. The main thing I will say is that they all seemed to care about what they were doing and seemed to care about putting forth their best efforts. Based on this job, I wholeheartedly recommend Total Foundation Solutions.
I think they did a good job on the basement, but concrete was a little hastily done. There was some chipping around the edges that could have been patched. It was how they left my yard that I have the most concern with. They rolled over my grape holly and totally destroyed it. They left very deep holes that I had to fill in using the piles of dirt they left in other areas. The pipe for the sump pump was in possibly the least convenient place they could have put it. Just a few feet from the house right in a frequent walking path. I have to buy more pipe to reach the edge of the yard dig a trench and buy a new grape holly. Todd came back for final payment and saw the yard, didn't apologize and made me uncomfortable enough that I didn't say anything. Fixing the yard actually caused me to injure my shoulder and had to have physical therapy keeping me from other work that needed done. Not all of this was their fault of course but none the less an unpleasant experience. To be fair receiving payment from me wasn't the best experience for them and they were very gracious about that which I appreciate very much. I'm actually not sure if I should do 3 or 4 stars because they did a very important job for me.
