I felt lucky that I found Rafael Herrera of RH CONSTRUCTION AND STRUCTURAL to repair and retrofit the rotten exposed foundation posts and beams in my 1973 pole-lifted house on a sloping site.Before contacting Rafael, I already talked to several other contractors. A general contractor suggested I should rebuild the whole house because he estimated the cost would be huge and not worth the repair. Another foundation expert company was very kind and sent an engineer and a project manager to look at the conditions. But they thought the project scope was too small for their company. They referred me to another contractor. That contractor brought a structural engineer to look on-site. I was waiting for the response. After a week or two, that contractor told me the structural engineer decided not to accept the work because he has never worked on similar house construction method before.I was desperate after not getting any good/suitable proposal from several contractors on how to fix the issue. I searched for building contractors on Google Map and read through reviews on them. One of the contractors from the search result was RH Construction. A lot of great reviews on the company are related to foundation projects. “Eureka!” I found the right contractor!Rafael gave me a structural engineer’s contact. I hired that structural engineer to do on-site observation and to make the key plans and drawings for permit application. Rafael provided a reasonable price quote based on the key plans. He also handled the city permit application for the project. During the project period, Rafael and his team discovered new damages unseen originally. The structural engineer was called again to provide advice and solutions. Rafael did great work and was very professional. He handled the details of communicating the work done with the Earthquake Brace and Bolt state program, so that we could get our grant money. He also worked with the city of San Jose to work out permit issues that we had. I'm very thankful to Rafael.
