Brick repair addresses damage to bricks and mortar so walls, chimneys, steps, and facades stay safe, weather-resistant, and good-looking. Small issues like cracked mortar or a few spalled bricks can often be repaired locally. Widespread cracking, bulging, or water intrusion may call for larger repairs or partial rebuilds. Acting early usually keeps costs and disruption down.
Common brick repairs include repointing or tuckpointing deteriorated mortar joints, replacing cracked or spalled bricks, and sealing or redirecting water where it is getting into the masonry. For more advanced issues, work may involve rebuilding sections, restoring a brick facade, or addressing related components like flashing or a leaning chimney.
Project scope and price are driven by the type and extent of damage, access, matching brick and mortar color, and whether structural movement is involved. Horizontal or stair-step cracks, bowing, or sinking can indicate settlement that may require additional evaluation.
Before booking, ask about the contractor's diagnosis of the root cause, proposed repair method, how they will match brick and mortar, what surface protection and cleanup they provide, timeline, warranty terms, and how they will handle dust, vibration, and neighboring materials like siding, windows, or roofing. Compare companies on inspection thoroughness, similar project experience, references, and clear, itemized proposals.
Small, isolated issues are often repaired by repointing mortar joints and replacing individual damaged bricks. This can restore appearance and weather resistance without disturbing sound areas.
If damage is widespread, the wall is bulging, or cracks suggest structural movement, sections may need to be rebuilt after the underlying cause is addressed. Chimneys or severely deteriorated walls may require partial or full reconstruction. When evaluating options, ask whether the plan corrects moisture entry or movement, not just the visible cracks, and whether temporary stabilization is needed during work.
Costs vary with damage type, area size, access, and matching needs. National estimates often range from a few hundred dollars for minor repairs to several thousand for larger areas. Per-square-foot pricing for wall restoration is sometimes cited around the tens of dollars, and typical project totals for brick wall repairs may run in the low thousands. Get an on-site evaluation for a firm price.
Simple spot repairs may not require permits, but structural work, chimney rebuilds, exterior facade changes, and work in historic districts often do. Ask your contractor whether permits or inspections apply in your area and who will handle them.
Longevity depends on addressing the root cause (water entry or movement), using compatible materials, and proper techniques. Quality repointing and brick replacement can last many years when moisture is managed and maintenance is kept up.
Ask the contractor about sourcing similar bricks and creating mortar mockups for color and texture. Good matches consider sand color, cement/lime ratios, pigments, and joint tooling.
