Low quality !shaking handrail,glass scratches ,terrible painting like old house,wood floor holes,many floor sounds,leaking water from ceiling,my neighbor can hear my family conversation and so on.it’s a very bad business experience with Sal Lapio Homes!In April 2022, the builder sent Joe to inspect the 30-day warranty. The floor noise is my biggest concern after moving in, I listed it and added another tip at the end of the form. I am waiting and waiting the builder come my home to fix the floor. When I knew that my neighbors who moved later two months than I ,her floor sounds had been fixed .I started writing to the builder, The first two emails, they didn't reply to me, and later customer service said that in 30 days warranty form ,Joe wrote n / a. I explained Joe had made a mistake. What he said was that he needed to obverse the wood floor downstairs because of wood floor changing according to the temperature and humidity. I could understand what his meaning was.but that day he said that he would let someone to see the floor after hearing one of the sounds from upstairs.So I kept waiting for someone to fix my upstairs subfloor .I sent a video to customer service about one upstairs floor “pa “ sound (like fireworks, when I stepped my foot on a place, there will be a sound of pa, this is defective joist in the floor system!the sound showed the pressure was releasing.) in customer service email of September 19, “ He can revisit this with you during your 1 year warranty servicing.” I replied that is unacceptable,I told the builder's customer service that the subfloor is getting looser than before.They didn’t response .I mentioned 3-4 times to let someone come and check again,If Joe can't remember, request the builder to send someone back to see it. But they just wouldn't come, and finally they said my loose subfloor would not be guaranteed.and send me “National Association of Home Builders’ Residential Construction Performance Guidelines. “In my neighborhood, I know there are 3 homes to have the floor sound problems,The builder fixed the same problems My 530 and 550 neighbors both told me no nails in the subfloor at all. Anyway, I am happy that on October 6 the builder customer service sent me “National Association of Home Builders’ Residential Construction Performance Guidelines. “It is a very strong evidence about how the builder handled the subfloor loose .Then I continued to write to them, requesting their VP to carefully review the content he sent me from the National Association of Home Builders’ Residential Construction Performance Guidelines. Unfortunately, they still no any response about the issue until now.If someone made a mistake, that was fine, Builder could correct the mistake! I had mentioned the builder at least 3 times come my home to check again.but about the controversial issues ,builders did not admit , it’s such a terrible customer service !
Gave one star cuz that’s the least it takes. Bad quality and very bad representatives Linda to be specific. Worst property manager ever. Doesn’t allow you to spend enough time to check the property and decide. Don’t get trapped in her games. Coming over to the property. They are charging you for the location so don’t expect much from the builder when it comes to quality and sustainability of the house. If you don’t trust me now then you’ll realize as soon as 4 weeks post move in. Invest somewhere else. Never recommend this place to anyone.
Save your money and DON'T buy a house here! They are very nice to you in the first week and once you sign that paper they are different people. Let alone the amount of problems you get in a brand new house. The reason we buy new built houses is to avoid the hassle and the issues. The flooring squeaks very badly in less than a year and they keep blame every thing on the humidity of the house. Nail pops, and caulk cracking are every where. I feel like This is like a 10 year old house not one year.
Through my dealings with Sal Lapio Homes I have been extremely pleased with every aspect of my home purchase. They build a quality home and I have had excellent experience with their customer service. I would highly recommend them to anyone looking to buy a well designed new home.
UPDATED 7/31/16After posting this complaint online, SLH has been nothing but professional and courteous in resolving the issues that I had with my home. For peace of mind, they even went so far as to dig out the side of the foundation where there was water in the basement to ensure that the problems were solved once and for all. In doing this, they didn't disturb the house or anyone living in it and have come back to ensure that it was a complete solution several times. While no one is happy about how this all went down, I am happy that they are now taking serious steps to ensure that these service issues do not recur.Original Post from 2014:Sal Lapio Homes has one big problem: service. It's all smiles and roses until you move in. At that point, it's delay, deny, and excuse city. I've been in my home for a little over three years. The day that I moved in, I had water in the basement. The foundation cracked and had to be repaired. They were so kind as to rip up the finished basement walls and do a half job at putting it back together. Had to call someone else to finish the job. Some sheetrock got nailed to studs, other did not. I went to paint my ceiling in my foyer only to realize that it was moving.... I don't expect to buy a new home and put my own nails in. Last, but not least. I paid a few thousand dollars for a gas fireplace. It's never worked since the day I moved in. They have been dragging it out for three years. Spend your money across the street. There is a reason these homes aren't moving like their very near counterparts.
