The process with OBN was very smooth from start to finish. Debbie Manning was very easy to work with, providing supportive guidance throughout and always available when we had questions. Overall the affordability and savings made for an awesome experience for someone with limited building experience, I would definitely do it again.
First time home builders and this process was great. We had some what of a remote build and nobody wanted to build for us. A coworker put us in touch with Debbie and the rest is history. She was great walking us through all of the processes and always very responsive. The subs were really nice and easy to work with too. Highly recommend OBN for you build whatever it maybe. This program is so very easy... in the beginning I was a little apprehensive because it was all so new and I had zero experience! That didn't matter none, because if u get stuck or just not sure about ANYTHING, just call Debbie.. she will do a virtual "handholding ", and get u thru whatever, even if it's a problem with your contractor! We lived on our property in a RV while we built , so no pressure to hurry for us. The step by step notebook and Debbie is all u need to get your dream house built! I'm still telling people about my life changing experience. I'm actually proud of myself!
I used the Owner Builder Network to finish a partial structure on a property I purchased and I wish I had never signed a contract with them. The contractor that ended up being in charge of my house spent a $10,000 suggested (not required or even promised) contingency without getting approval, I was told that I could not get itemized invoices for work done, the work was sub-par, and if any issues were brought up about quality of work, I was talked down to and manipulated into dropping the issue. If I brought up these issues with the owner builder network contact, who was a member of Capitola Builders, I was then ganged up on by the two of them and told that I was being unreasonable and it was the best that could be done. For instance, the floors (luxury vinyl plank) were installed over a sub floor (present for the entirety of the project, including bidding) that was so uneven that the warranty of the floors was voided. I was never told that a different floor would work better or given a choice of increasing the budget to make the floors as flat as possible. I in fact informed the contractor that I wanted the floors done right rather than quickly. Because of this, I asked for this to be fixed before final payment and was told that since they would be fixing it at their own cost that they would need to be paid first. After about a week of back and forth, an addendum was added to the contract and they were immediately paid. The fix for the floors was to cut out the tiles over the most uneven ground, put some float in only those places, and then cover it back up. The photos show what was the proof given that the floors were "fixed" and then the state the house was left in after this fix. This is the absolute worst experience I have ever had with a company hired to do a service and I would never recommend them or the contractor of HRP Services out of Dublin, Texas.
