Malik was exceptional throughout the experience at Mill Branch Crossing. From the first meeting, he demonstrated strong market knowledge, clear communication, and a high level of professionalism. He understood the builder’s process in detail, explained pricing structures, incentives, and timelines clearly, and ensured I felt confident at every step. What stood out most was his responsiveness and transparency. He followed up promptly, provided accurate information about lot availability and upgrades, and never pressured us into decisions. Instead, he focused on aligning the home options with our goals and budget.Malik’s attention to detail prevented delays and made what can often be a stressful experience feel structured and manageable. If you are purchasing at Mill Branch Crossing, I highly recommend working with Malik. He is knowledgeable, professional, and genuinely invested in delivering a positive homebuying experience.
My family and I commenced this process as soon as the company opened its doors. Regrettably, due to a lack of communication between the management and the general public, it took us over a year to even begin. From them having a floor plan advertised that we later learned that they couldn’t provide to us. To us having a contact on a lot to then learn that the home style we wanted we couldn’t get on that lot because they had lots pre-permitted. They had to cancel our contract. We wanted to change the floor plan based on the options we could build. Then we were told we had to wait for one specific lot, exactly where the trailer sat. Despite all of that, we believed in what they were selling and waited. Now I regret it. The only issues I do not hold them responsible for are the weather conditions and the timing of the installation of utilities for the community. We engaged with four sales representatives, and I can confidently say that I have had positive experiences with each of them. However, my primary concerns arose during the completion of my home. While the company offers a warranty, I find it perplexing that I am compelled to submit multiple warranty claims for a newly constructed home. Before even reaching the one-month mark, we encountered problems. The siding on our home is consistently coming off, not completely, but it is lifting. The company has had to “repair” it three times within six months. I can already see where it is lifting again. Additionally, the siding is wavy. I was informed that this is due to the sun and the color of the siding. I was advised to wait, but despite taking all the necessary steps, nothing has been addressed. Furthermore, there is another home with the same color siding and orientation to the sun, but it does not exhibit the same wavy siding characteristics. The flooring in our home is also lifting, and I was told that this is within the company’s allowance. However, why should any flooring be lifting? In certain areas, it produces a “tap” sound because the flooring is not flush with the subfloor. This is unacceptable. We paid an additional amount for oak stairs, and now we have “slats”. The space has grown to the point where I can fit a credit card between the gaps.We have experienced electrical issues. I was informed that it is possible that we, as the homeowner, may be the cause. When I attempted to use a vacuum cleaner, it tripped the power. Upon submitting a claim, I was informed that a “one-time courtesy” could be extended, but it would need to be waited two weeks for the “soonest” appointment. Therefore, I was required to wait two weeks without power in two bedrooms, a bathroom, and a hallway. I contacted Diana at the sales office, and she was able to advocate on my behalf, resulting in the appointment being moved up by another week. Upon the electrician’s arrival, he identified the hazard. He tightened the loose wires and replaced a faulty arc. However, was this the consumer’s fault, as the warranty office tried to previously elude? And the settling of the house…we expect nail pops and minor cracks, but every single corner bead is now separating. And where we have the baseboards, there are huge cracks between that and the wall.We had other options of builders, but we chose Stanley Martin, and I am disappointed that we did so. Regardless of the costs of the home, every homeowner deserves the quality that they advertise. I am highly dissatisfied, and when we decide to move on, I will know which builder to avoid.
Was in the neighborhood today while my wife and daughter were getting their hair done at Dominican salon and I had the pleasure of meeting Miss Diana. She was amazing. She greeted me soon as I walked in the Office model showroom she offered me a tour of the model Home and she was just so gracious and polite and she was just amazing and if I was looking to buy currently, she would be the one to get the sales of my business. She’s amazing. Thank you for your kindness in a Nasty WorldJordan(Navy Veteran)
After speaking to the sales manager about a Hartford model that's priced lower than the one I made an offer on, she invited me to stop by to see it. I believe it's E12. When I arrived with my aunt, who was excited to see where we're buying a home, we entered the office to find the receptionist on the phone with her back to the door. She continued to talk on the phone and didn't acknowledge us. When she did, she paused the conversation and curtly said "folks, I'm on the phone here how can I help you?" I mentioned that we were here to look at a house. I thought this was odd because she was the first person we met with Stanley Martin and while she wasn't overly friendly during the first visit, eventually she warmed up a bit before recommending that we speak to the sales manager about the house. She told us to "just go look at the model homes" so she could finish her conversation. I told her we were here specifically to see "this one" pointing to the flyer that had E12 highlighted as discounted. She abruptly replied "that one's under contract." I confirmed "This one? Are you sure?" She said yes. I thought it was strange because I'd just texted the sales manager to confirm that I was coming by to see it. After the exchange we left to go see the models and the house we'd placed the contract on.As we walked through the model home the sales manager called out "I'm working in here" to ensure we weren't startled, which I appreciated. I immediately shared with her that I think the receptionist is having an issue. She was very rude and dismissive to us. Upon hearing what happened she replied "wow, that's strange. Did she remember who you were?" I told her I wasn't sure. But, my hope was that she would still be nice to us either way. The sales manager was, once again, incredibly pleasant and personable as she walked us through both homes. I asked her if E12 was under contract. She shared that it isn't but that an offer had come in on it.I again confirmed "but it's not under contract?" After seeing it we decided to stay the course on the contract. But I have not been able to shake the feeling that the receptionist intentionally misled us when she didn't realize the context behind my visit to the site. Why would she do this when they're in the business of selling houses? I’d hoped it was a one-time thing and she was just having a bad day. I've found everyone else to be extremely collaborative and pleasant to work with. But after reading past reviews, I see that it’s a pattern.
