Working with Pratt for our custom build has been a lovely experience. From choosing the lot, going through the design process and into construction our team has done a great job! They have been quick to respond to our many questions and requests.
This was my first time building a home and Pratt, specifically Chris, Rebecca, and especially Scott made what could have been a stressful, overwhelming process such a wonderful rewarding experience! From home touring, selection, design, build, everything was top notch.I can’t say enough about Scott Waller as a builder either. I had a home inspection done a few days prior to closing and my inspector said my home was one of the cleanest, most cared for new builds he’s seen in a long time and he struggled to find anything to put on his report about it! He said there were things done with my house as far as roofing, gutters, wire management, cleanliness of large equipment and attic spaces that you don’t typically see in new construction. That made me feel even more confident in my purchase! Definite 5 stars from my inspector and my husband and I!The design process could have been a stressful experience as we lived in CA when we first purchased, then designed, the home. But Rebecca actually made it a fun and seamless experience! We flew in to TN and sat together for three sessions over a Monday through Wednesday I believe and took care of business! She (and we) made magic happen! She didn’t just disappear after that either. She’s been with us throughout the whole process and I know she’s just a phone call away should I have one of my panicky matchy matchy moments. We did have a hiccup or two through no fault of hers,and she handled the issues for us through the build process.I am in Bainbridge and so far love the community but I am sure you can’t go wrong with any of Pratt’s communities based off my experience here. I also toured the community in Apison which seemed really nice too.

We purchased our first Pratt Home 5 years ago from Chris Scott and it was a wonderful experience. Our home is still beautiful. In the last 5 years our 3 children have purchased Pratt Homes. My daughter and her husband worked with Kirk and just completed their purchase a week ago. Scott Waller attention to every detail with this recent home made this a very quick and easy process. All the homes are beautiful and the neighborhoods are great. Pratt’s quality and wonderful employees can’t be beat. Pratt stands behind their work. We recommend Pratt Homes to all our friends
It is important to understand that the HOA in this community is currently builder-controlled, which is common in new developments. However, in this case, The builder has retained control of the HOA far longer than buyers would reasonably expect.Pratt Home Builders has characterized this matter as an “HOA issue,” yet the HOA remains under builder control. As such, the distinction is largely semantic, since decisions and enforcement originate with the builder.More concerning is the lack of disclosure. Builders have a responsibility to inform buyers of any material land-use restrictions prior to purchase. In this case, no such disclosure occurred. I have personally spoken with every current buyer affected, as well as multiple serious prospective buyers who were actively considering available lots. Not a single one was aware of the fence setback restriction before or during the purchasing process.Learning after the fact that you must maintain property you cannot fully use, especially when no prior notice was given, is extremely disheartening and raises serious concerns about transparency and buyer trust.I want to start by saying that Pratt Home Builders constructed a very nice home and the overall build quality has been solid. Unfortunately, that positive experience has been overshadowed by a serious dispute that raises significant concerns about transparency, disclosure, and trust.After purchasing the lot and closing on the home, I was informed of a 2.5 foot fence setback on all sides that was never disclosed at any point during the sales process, lot selection, design meetings, or prior to closing. What makes this even more concerning is that Pratt appears to be the only builder in the area enforcing this setback. Other builders in the same city do not have this requirement, which makes the restriction feel arbitrary and unjustified.At a time when we should be building community and getting to know our neighbors, this unnecessary rule is creating barriers before we’ve even met.From a safety standpoint, these spaces can unintentionally provide areas of concealment or refuge for thieves, vandals, or trespassers, allowing individuals to move between properties unseen, avoid detection, or hide while attempting unlawful activity. Unlike a fence placed directly on the property line, which establishes a clear and defensible boundary, these gaps create ambiguous zones that reduce visibility and natural surveillance.In residential design, clear sightlines and defined property boundaries are widely recognized as deterrents to crime. Creating hidden or underutilized spaces between homes runs counter to those principles and can increase security concerns for homeowners, particularly in neighborhoods where residents expect openness, visibility, and shared accountability.It is extremely disheartening to learn that I am expected to maintain property that I cannot use, was never told about, and only discovered after the purchase was complete. Beyond the personal impact, this creates a visibly divided look within the community and raises legitimate security concerns for homeowners.Most troubling is that Pratt Home Builders will not provide any explanation for this unlawful and unnecessary requirement. Multiple attempts to obtain clarification or resolve the issue have gone unanswered, leaving homeowners without transparency or accountability. They only state this is an old, outdated requirement that we have to enforce as it's what we've always done.While the home itself is well built, trust, honesty, and clear disclosure are just as important as construction quality. If you are paying a premium for a lot and expect to use your entire property, proceed with extreme caution. If full use of your land matters to you, you may want to stay clear of Pratt Home Builders unless all restrictions are clearly disclosed and documented in writing before purchase.Very unfortunate experience overall.
