Great welcome center. I usually hate going to these models and sites cause sales people can be pushy. New houses basically sell themselves to the correct audience. The employees here are nice and welcoming and are not pushing you to make a quick decision. They know there are a ton of options and just want to make sure you see all you want and get all the info you are looking for.
Moved in about a year ago so far it's been good. Clubhouse is amazing. The HOA has proven to be more difficult than I expected. Had to spend a fortune on fixing the yard and still can't get them to approve it. The builder should install the yard and retaining wall instead of sticking the homeowner with this cost since the HOA is so specific. Even some of the model homes don't meet the rules. If you do a lot of upgrades install an expensive yard you will be very upside down in your house for awhile. The taxes on your house are based on the sale price so if you add all the extras and the price keeps going up you pay property tax on that every year. Better to add what you can after the sale so you dont run up the sale price and your tax bill. Remember putting in an expensive yard increases your property value $0 its lost money.
We purchased our first home here and it has been fantastic. The Shea Sierra crew is AMAZING. The neighborhood is quiet and friendly. Very much looking forward for the town center to open! :)
