Our experience with Lombardo Homes after closing has been disappointing.

While the sales and construction process moved along as expected, the true test of a builder is how they handle warranty concerns. In our case, issues identified and documented during the 30-day walk were later dismissed at the 11-month review. A bifold door track that was acknowledged as faulty early on was ultimately classified as “post-occupancy damage.” A driveway crack that developed within the first year was denied because it did not meet a minimum separation threshold outlined in the warranty book.

Technically citing policy is one thing — but standing behind workmanship and materials in good faith is another.

What has been most frustrating is the lack of a meaningful escalation path when a homeowner disagrees with a warranty determination. There appears to be little flexibility or willingness to review documented concerns beyond a strict interpretation of the guidelines.

A new home is a major investment. Future buyers should carefully evaluate not just the build quality, but also how post-closing warranty matters are handled.

I am a 12 year vet hvac install manager, I built my home in 2022 through Lombardo in New Haven. I just want to make sure anyone who hasn’t been around new construction/ final construction knows about the work they do. I’ve had to finish caulk and repaint my whole exterior from neglect to finish. They didn’t fill in any nail holes on the exterior. The caulk job around my KHV/ intakes were done by Josh, he literally told me the day I closed that he had to hurry and finish. My tiled shower grout was not cured correctly so the first shower we took the grout started to wash away and they put clear silicone to finish the corners. My driveway is spalling, sinking, and cracking after 1.5 years. I found a 350lb rock sitting on my foundation wall from back filling. Nail pops in the ceiling obviously. The list literally goes on and on. My neighbors have experienced multiple issues also like roof leaks. All major issues on a brand new home. To top it off they offer a 3rd party to come check it all and the guys that do that say they will fix a bunch of stuff, they argue with you about getting things fixed, and they NEVER come back to finish it. I’m a pretty handy person so most of this does not directly bother me bc I can finish it to my liking anyways. For those who aren’t handy, do your research on your builder and who they hire. I would not suggest going with Lombardo. They do not let you hire your own contractors even if you are one yourself. Extremely disappointed in everything they have to offer.

While I have not worked directly with Lombardo, my neighbors did and I'm still suffering the consequences. We live on a private (self maintained road). The amount of truck traffic destroyed our road. When I confronted the superintendent for a solution, he said they "can't leave the jobsite", but they had no problem leaving a mess on the way in. The driveway to the new home was also built way too high causing mud and wash out on the road that was never there before. Additionally, as an inspector myself, I saw very questionable practices while the house was under construction. Lombardo only cares about their bottom line, not a quality house, or respecting others property. There are PLENTY of other, smaller builders that will give you home the care it deserves.

Had our house built in the Stillwater Crossing community on 23 Mile Rd, Macomb, MI in 2023.

Below average quality for a corresponding above average price. Lombardo took over 15-1/2 months to build our house. They ordered and installed wrong roof trusses on our home which they had to modify with plywood. They ordered a too long steel floor I-Beam which had to be cut. They installed brick incorrectly, lights in the wrong place, windows too high... all of which had to be pointed out to them to get corrected.

Their neighborhood sales rep (which you have to have all communications with, not the construction coordinator) would always take an adversarial snotty approach to all communications with the standard reply that the problems "would be fixed before close". Good luck with that since most of these items were not even on the construction coordinator's punch list. Their contractors were hit and miss depending on the crew, or whether they in turn subcontracted their work out. Our house was framed far worse than a like model in the same neighborhood framed by a different company/crew. Many promises made to fix items were just hot air.

After close, We've had to spend hundreds on non-functioning toilets, strobing led lights all over the house, squeaky floors, glass shower doors not lined-up correctly, leaky outside hose bibbs, leaky windows, hard to close front door, ugly concrete front stoop, etc. The uncoated concrete basements stink. We had to install an almost $4K french drain in our backyard because the yard wasn't graded properly and we had a pond breeding mosquitoes.

Look past the unobtainable interiors of their models and look at the value you can get from other builders. The Stillwater community didn't have air conditioning standard, and didn't even provide grass or shrubs.

The folks at Lombardo are amazing. Great to work with, high-quality homes and super professional. When we decided to build a home on our own 5-acre lot, we interviewed 20+ builders (custom and production-level builders). Lombardo checked all of the boxes far beyond any other builder and delivered on every single thing they promised. This is our second home built with Lombardo and I'd highly recommend to anyone!
