I would just like to formally say that I’ve had an overall wonderful experience with Carefree. They built me my first ever home, which is BEAUTIFUL. I do want to give a HUGE recognition to Miguel Rodriguez. That man has been absolutely amazing throughout this entire process. Very helpful and wastes no time. No matter what I need he is the first to offer to come take a look. Very courteous and very helpful. I wanted to make sure he was highlighted and got the recognition he deserved!

We bought a new build January 2025. It’s been 1 full year and I would not recommend carefree. My experience has been everything except care free.

Let’s begin with the kitchen drawers. They use the cheapest railings. Our drawers kept messing up and carefree would send someone to “fix” them. They would accuse us of putting too many items in the drawers when in reality, they weren’t that full. After many failed attempts to fix the drawers, we ended up hiring someone else to install metal railings, which wasn’t that expensive. We haven’t had any problems since.

There are other little things that have happened, but we have a big problem with our main walk in shower, which is upstairs. You can tell right away that it was installed incorrectly. When the water is running, water starts leaking from the side of the wall. Apparently water penetrates through the poorly installed caulking and then it comes out through the other side. When I contacted the warranty department, they told me it was my fault for not maintaining that caulking on my less than 1 year old house. Ridiculous, I know. I hired an inspector, a 3rd party, to get his opinion about the shower. He concluded that the shower was improperly installed. Even after this, carefree warranty declined to fix the shower. He haven’t been able to use our shower for 3 months now. Again, carefree’s response has always been that it is our fault for not maintaining the caulk in our new home. If I would have known this, I would have never bought a new home.

Other issues include the garage, outside cracks, windows that aren’t sealed correctly, and more. But hey, it’s my fault.

Not sure where to start so I'll start with the positives.

First, Carefree Homes has great lot selections. I was lucky enough to snag a corner lot in the Emerald Pass area. Considering the rising process of homes, a decent lot size is difficult to find. They had a great lot, despite having a utility relief area on my property that I'm responsible for maintaining and can't use, the back yard and overall lot size is great.

Their layout plans are great. I love that unlike a lot of other houses in El Paso they don't waste space with high ceilings on the layout I got. I was able to get a 3 car garage like I'd wanted for a long time. They have a wide array of options to choose from when it comes to upgrades and modifying the layout.

They use J&J landscaping which appear to be pretty solid so far

Now for the cons.

I've been in my new home for about a month and a half. I came multiple times during the building process and pointed out issues before they continued on that were never fixed. Basically the contractors do poor work in my opinion and apply bandaid fixes when you find something wrong. For homes in the 400k range, be prepared to be disappointed with the quality of work you receive when your home is move in ready.

A/c wired backwards.

A section of the garage ceiling within a month looked like it was sagging. They said there was no water damage and patched it. Time will tell.

I paid for the living room to be upgraded to tile. They didn't run the tile completely parallel with the wall, as a result some areas have the tile running all the way to the floorboard, others come up shy so they applied a really thick caulking to those areas to cover it up.

The T-island in my kitchen is not installed straight. It is canted and at an angle so too major for them to completely rip apart and re-install. My robot vacuum helped me catch this and let me tell you, once you see it, you cant unsee it.

The upgrade for the cup rinser and soap dispenser on the quartz counters all of which were upgrades were not installed close enough to the sink. As a result when using soap and water it pours out over the counter. They told me they could drill a second hole to move it closer, and I asked them to install an entirely new quartz counter top for that section of the t-island, which they sounded very skeptical of and probably won't do. I paid for that upgrade and they should have measured right the first time, not have two holes in my counter top.

The Microwave wasn't working (that was a paid upgrade), so I had to call Samsung directly to get it fixed on warranty. That was week 2-3 after move in. The water valve was shut off behind the fridge. Electric outlets didn't work under the sink so dishwasher which was a paid upgrade couldn't be used until the electrician came out. Smoke detector in the master bedroom was chirping/expired and was pointed out on blue tape and final walkthrough. It was still an issue at move in and after a week someone came out to fix it finally when I called again.

The circuit kept tripping for my entryway lights. The electrician came out and found they installed something wrong at the breaker (about 3 weeks after move in).

Most recently I found a crack in the bathroom tile which wasn't noticable because it was filled with caulk to cover up the crack rather than replaced. There is also a developing dark spot on the roof of my living room ceiling under my master bedroom.

In conclusion, their models to choose from are customizable and look beautiful. They have spacious lot sizes in the Eastlake area with developing neighborhoods. Their contractors seem to do sloppy/lazy work which leaves a lot to be desired. It is hard to feel like you are getting your monies worth when these homes come with a 400k price tag. In my opinion when you move in there should be next to nothing to complain about in a home just shy of half a million dollars.

Before locking into a 10-20k check for non-refundable upgrades, check the details. $70 dollar Chinese bathroom sinks says it all.

I can also honestly say the customer service was excellent. My agent Laurencia Baca Duncan did an amazing job! Her experience shows and her excellent customer service is the reason why I will be more than happy to continue referring her friends and family for any future home purchases!

I purchased a home with Carefree in July 2025. At the time, my sales representatives were Tony and Rosalinda, who were incredibly professional, kind, and attentive. I would like to sincerely thank Tony and Rosalinda, as they were the reason I decided to purchase the home and felt confident throughout the process. I am confident that if they were still with the company, everything would have continued in the best possible way and this would have been a pleasant experience, which unfortunately it has not been.
While the paperwork clearly states which items are not included—which I accept—they told me certain items were included, and that is the understanding I had at the time of purchase. After they left, the overall experience declined significantly. The current sales team lacks organization, responds slowly, and does not demonstrate the level of professionalism one would expect when purchasing a home.
Carefree appears to prioritize homes sold to their own employees, leaving regular customers as a lower priority. Additionally, Carefree offers a 28-day warranty, and after five months, work on warranty items has only just begun. This is inadequate and unpleasant for such a major purchase.
To anyone considering buying a home with Carefree, I strongly recommend thinking twice. Buying a home is something that happens once, or maybe twice, in a lifetime, and unfortunately, this has not been an enjoyable experience with Carefree.
