Purchased a mini home in July and wow what an experience. I’ll start with the timeframe. Long story short, add a month+ to the date given to move in. Second, ensure when you’re building or designing your home you include everything and I mean everything. If you don’t ask for a light fixture they will rough in a junction box for you. If you ask for GFI plugs in your eves for Christmas lights etc, make sure to ask for a switch or you’re climbing up a ladder every day. Don’t assume things for example, if you don’t ask for eavestrough on your house you don’t get it. The biggest piss off is Apparently mini homes don’t come with eavestrough so with the weather we have had expect ice buildup around your doors and heavy rain pouring down your neck when you come and go. There is so much more as we are still waiting for work to be done months after moving in. Doug was great but too much for one person to handle in my opinion.
Front end staff have been very helpful, Rob specifically has been on the ball with us throughout our new home build process. Fast communication and knowledgeable responses has made this much less stressful.
Our experience with Northrup has been incredibly frustrating, and we strongly advise against using their services. Communication from the beginning could have been better, with weekly updates consistently delayed by two to three weeks past the estimated completion date. Work reported as finished was often found to be incomplete, such as the house's exterior, which was only fully completed just weeks before closing.Despite initial setbacks with obtaining the setback certificate and WAWA site visit, we were given assurances of a mid-November closing date. However, the reality was far from it. After enduring numerous delays and unmet promises, we only took possession of the property early in February. Upon moving in, we were confronted with many issues, including mould in the basement due to improper exterior siding installation, poorly installed basement windows, inadequate roof venting, inadequate shingling and metal installation on the roof, and numerous structural deficiencies.As an example of the issues we are currently dealing with, upon investigation by Maple Leaf Homes (who were professional and delivered high-quality work, going up and beyond), the problem with the improper installation of siding and mould in our basement was due to the house wrap having a visible 8" circumference hole in it. It was not fixed, nor was the area weatherproofed before installing the siding. As a result, the water came from the front of the exterior of the house, ran down and across the floor joyces and dripped on the floor. Mould was present inside the house in the basement, as well as the plywood of the house's exterior. The insulation on the house's exterior and plywood was saturated entirely in water, stripped, and replaced by Maple Leaf Homes.It is now May, and we are still struggling to resolve these issues, with little to no communication or accountability from Northrup. They consistently overpromise and underdeliver, leaving us to continuously follow up and provide documentation to support our requests for repair.In summary, we strongly advise against working with Northrup based on our ongoing struggles and challenging experiences with their lack of communication and work quality.
Bought a house off wasis road, not sure why they keep leaving me notices to mow my lawn, first time the lawn was actually mowed, second time the lawn was maybe like an inch or two high. I try and keep a nice yard but clearly you need to mow the lawn every day to please these people. Also the dude that leaves notices didn't even use my walkway and walked over my mowed lawn to tell me to mow it.
We have had our house for 18 months. Our open arch which we paid extra for has split twice. It cracked within the first few months of ownership(2019)It was fixed once in November(2020) and within weeks split again. When will it be finalized who knows? The construction of the house is good quality from the maple leaf plant, but the finish work done by Northrup has been sub par.
