Just bought a new house from Noyes and couldn’t be happier with the home, the process, and the ease of working with the team there. The home is beautiful and has been built with so many important efficiencies in mind. What was really great is getting a new home orientation from Noyes in which they walk through every aspect of the home, provide you with all the information and resources needed to maintain the home, and make sure you are set up for success. I’ve bought new homes before but this process and experience has been far above the best.

We had a great experience with Noyes Development.
The overall design and build quality of the home are excellent, and we really appreciate the many thoughtful details that noticeably improve day-to-day comfort.

The orientation was very thorough as well — the team walked us through every system and feature in the house and covered all the key points clearly. It gave us a lot of confidence moving in.

Overall, a very well-built home and a smooth experience. Would definitely recommend Noyes Development to anyone looking for a high-quality new construction.

Adding a recent issue we found:
One tile next to the master bath shower pops up (see first two photos below).
We took the tile out, and didn’t find any water issue. But did notice how the tile adhesive was applied (3 rd pic). 4th pic shows the other side of the tile.
Tile issue was fixed after we redid the tile.

Updating review 22 months after moving in:
We are disappointed with how Noyes handled issues that were raised before/at closing. We had a concern over the backyard lawn/grass (to be maintained via HOA after moving in) being too wet. The response from Noyes on the spot was that the grass needs time to grow, and they advised me to check with HOA/landscaper in the summer. We did exactly one month after moving in. The response from the landscaper was that they will keep monitoring.
After two winters and two springs, it became obvious to us that the muddy area is continued to be muddy, and grass are not growing in the area. When HOA brought this concern and history to Noyes, their response was that they wouldn’t do anything because it wasn’t mentioned in the one year walkthrough.
Although this is a relatively “minor” issue, it really shows how Noyes treat their work and their customers.
With all that we have went through from purchasing to now staying for 22 months, I wouldn’t recommend it. The marketing shows their attention to detail and their high standard to quality. But when there really is an issue, we actually faced a lot of resistance.
Updating review 11 months after moving in:
The team addressed our concern for the issue described below. They found the potential root cause and fixed it with insulation shortly. There was another extreme cold period after new insulation was applied, and we did not experience pipe freezing again. Really appreciate the team listening to our concerns and taking actions.

Updating review 6 months after moving in:
Unfortunately we had to update our review. We are disappointed by some of the qualities delivered. During the winter storm late 2022, among all the interior pipes in the house, only one section of the pipes froze (affecting only one faucet), which is located in the top floor, and the faucet is on an interior wall. The water pressure in the rest of the house was fine. We were also the only house in the neighborhood encountering this issue.

Noyes warranty confirmed that all inspections had passed and attributed this to a one-off event as a result of the cold weather.

However, considering facts that (1) only one section of the pipes in the house was frozen, (2) it’s at the top floor and faucet is on an interior wall, (3) we were the only house in the neighborhood having this issue, (4) the house being only 6 months old, (5) based on the law of physics and heat transfer conditions, it’s very unlikely and would be against the physics that, if all the conditions around the pipes were the same, one house have a frozen pipe while the rest of the 11 houses currently having occupants are free of this issue.

We consulted three separate trade vendors to get their insights based on their day-to-day and recent experiences, a GC, a plumber, and an insulation company. While they can never say for sure what this weather could bring, the way that these frozen pipes occur in our case as stated above don’t seem typical. They wouldn’t be surprised to find cold spots.

We are very disappointed with how Noyes Development handled this issue.
What we learned is that, quality is not guaranteed with passing inspections.
