Woodland sold us a house that hadn’t passed final building inspections, failing in plumbing, electrical and structural according to Douglas County, so the home was not cleared for occupancy and was uninsurable. The builder didn’t even catch it; the building inspector was driving by as we were moving in and realized he hadn’t cleared that house. The electrical inspection failed more than once. One vendor told me the previous installers “definitely cut corners” when he had to come back & fix issues. It’s obvious that the vendors didn’t know, or care, what the codes are. No offer to pay to live somewhere else while they do their job or even an apology; but that’s typical as you’ll see in these other issues:
1. We asked for the darkest shingles allowed by covenants but builder ignored that. Almost every surrounding house has darker shingles. Builder said the neighborhood is “obviously letting people do black” & “we’ve never done anything any different than what you got on your house”. For nearly $800,000…we should get the shingles we wanted & not what the builder normally does… No credit or any consideration or even an apology for not doing what the buyer wanted. Basically, it was a “we don’t care” attitude, which is definitely a pattern.
2. Took them 2 ½ months (instead of about 2 weeks) to get permits because they didn’t file them with the new survey; choosing instead to wait on Douglas County to update their GIS system. We asked about the permits several times and were told “We’ll let you know”, which came across as “Stop asking us about them.” I was the one that realized the issue & brought it to their attention when I noticed the legal address hadn’t changed on the Douglas County GIS system. Why is it that I had to research the reason it was taking so long? Another builder, who I have never heard of before, was digging a foundation on one of the newly surveyed lots because he submitted the new survey with the permit applications, being proactive instead of just sitting around waiting for the county. No apology from the builder on that at all either; just more excuses.
3. The builder said they would work on making up time; that didn’t happen. Another neighbor dug a foundation 2 months after ours for a house that was 2,000 finished square feet larger & they closed 3 weeks before us.
4. Electrician didn’t follow the blueprints & we informed the builder prior to drywall being installed. We had to point it out again at the walkthrough one week before closing. While fixing that issue, they noticed that outlets were not installed per code & had to fix that too…all because they didn’t follow the blueprints…
5. Drywaller, instead of shaving down the foam insulation around the HVAC runs, took the insulation off, which created moisture stains on the ceiling from condensation. 3 large holes had to be cut in the ceiling in the kitchen to make the repairs at the walkthru. Seems to me their drywaller just didn’t care…are you noticing a theme here?
6. We agreed to use the builder’s title company, a title company that the builder has a financial interest in. The job of the title company is to impartially follow the contract. They did not follow what the contract said, instead doing something else “per the builder”. The builder’s agent (not the builder) did cut us a check at closing because he knew it was wrong. The title company ignoring what was clearly in a legally binding contract, is wrong on so many levels…
7. One of their own vendors told me that the owner, “doesn’t care anymore.” That statement explained a lot.
Oh, and when Woodland saw my review, they didn't reach out to me. They called the company I worked with and complained to them about it. Classy...

Woodland built a beautiful house for our family! Ascetically stunning, wonderful and spacious layout. Unlimited customization (for a price). But if you are looking for a builder who is going to communicate with you throughout the process, care about your choices, follow through and hire people who can read a blueprint, look somewhere else.

Follow up has been a struggle. We would notice errors from blueprint or things not completed. “We’ll get it done” they would always say. After living here for a few months,we we are still waiting on some of those items.

We were so excited about this build, my husband was checking in on the house weekly! We loved seeing the progress. When talking to one of their contractors about how BHI is comparable to other builders, they told us that they will cut corners and do anything to make them money. Really made us feel special and valued as a customer purchasing a house of this size and expense…

I do love our house, the customization, the selections, just wish we had found another builder who saw us as more of a person than a paycheck.

If they see this review and can change my mind on their follow up I will be willing to adjust ratings accordingly. We have not had the 8 month follow up yet.

We built with Woodland Homes about 13 years ago and have had nothing but the very BEST experience! Realtor, Mark Ciochon and Mary Novak were instrumental in introducing us to not only to the builder, but to the exact, perfect home for us: the “Cabernet” plan. From start to finish and all 13 years since, we’ve had no unusual issues. The quality of workmanship and timeless design is extraordinary and from our experience, we’d absolutely recommend Woodland Homes!!! Having built our home with Woodland and closed in February 2017 we definitely are ecstatically pleased with the result! We considered approximately 6 different builders but decided upon Woodland after meeting Jeff late Sunday afternoon in their model home. Jeff Elsberry is an incredible Real Estate agent that helped guide us through the entire process. During the process we had the pleasure of working with all the amazing people and contractors who took great pride in providing us with quality craftsmanship and an absolutely amazing home. The subcontractors that Woodland used to build our home all were an extraordinary group of serious craftsmen! Building a home is exciting and sometimes stressful process; yet anytime issues or concerns came up Jeff, Jason P, John, Gerry, Kim, and Randy were always there to address them and provide solutions. Six months into our new home we couldn't be happier!
