We were very happy in our experience with Winter Drafting. Everything was completed very thoughtfully and the house turned out exactly as we hoped! It's a beautiful home and we couldn't be happier with the design. It fits our lot really well and stands out in the area.
Winters Drafting was awesome to work with. Purchased plans for a new ADU and their help with getting all the documents together to get the building permit approved. I will definitely be using them for possible new rental builds in the future. Only it won't be in the City of Redding. Very frustratingly slow department to get anything approved. Horrible experience. Purchased plans online wanting to make changes enlarging the overall plan. I then received plans that were laughable they were so bad. Instead of enlarging the entire plan (which I had assumed was common sense) they only enlarged the spare bedrooms. This was sent to me as a final plan without ever allowing me an opportunity to review the plans before they were finalized. Then when I emailed them back wanting to make additional changes it took a week to get a response from the owner. At this point my confidence level was pretty low that they would get the plan right, so I drew the entire plan with all of the changes and was still charged a large fee for something I felt was their error. After the first experience I’ve also had to follow up to make additional changes that resulted in similar outcomes, taking weeks to respond to emails and phone calls. I honestly was going to let all of this go and not write a review but now we are in the building stage and we have had issues due to the plan. First of all, there are no measurements that specify the actual size of any room. The only measurements on the plan may include an interior wall, exterior wall or both. So you have to figure out if it’s a 2x4 or 2x6 wall and subtract that from any measurements. Or you have to get out the full size plan with a measuring tape and convert 1 in/1ft. Every sub contractor that looks at the plan asks where are the measurements? I know this seems petty, but when your planning for cabinets/appliances/furniture it starts to get irritating that there are no basic measurements that seems to be standard on every other house plan. Thankfully the house is framed at this point so we can physically measure the rooms. After one bathroom was framed, our plumber pointed out the space for the toilet was not to code (which is a minimum of 30 inches). We thought the framers made an error, but once we measured and compared to the plan we realized they had framed it exactly to the plan which only allowed for 27 inches. So now we have to readjust the bathroom and have our framer come back to make changes. I purchase online plans thinking that it would be simpler/cheaper to make a few adjustments. After all the change fees I could have hired someone locally to do custom plans that would have provided better quality work for less.

I can't say enough good things about Winter Drafting! Joseph helped me navigate the complex permitting process for a shop to ADU conversion. He worked with the city to clear every last code and requirement, and now I have a detailed set of drawings ready for construction. Working with Winter Drafting has been a great experience and I would highly recommend them for any design/permitting needs.
