My husband and I are close to our move in date and the experience so far has been exceptional! We brought them our own custom layout and the Diyanni team has done everything possible to make our dream home a reality. Larry, who was our initial contact person and salesman, went above and beyond working with their architect to transfer our layout into their system. Diyanni uses a builder app which then helped us to stay on track with our “to-dos”, plus let us navigate what’s next to come.The contractors (especially our Project Manager Rod) take the time to go over any questions and ensure everything is being done correctly. We are just finishing up with drywall and the attention to detail so far is spot on. Katie and Molly on the Diyanni team have been a pleasure to work with as well throughput the selection process! We are not the easiest to deal with sometimes and they’ve been patient with us. I can’t wait to see the finished product, we are very excited! We highly recommend Diyanni Homes to anyone looking to build a house!!
Diyanni Homes is the BEST Builder to work with. They care about their clients. Luis and I don't feel like a number on a board, we feel like part of the Diyanni Family. I am not one to post reviews online, but who you chose to build your home is a pretty significant decision, so I hope this helps people who are considering building with Diyanni.Before deciding to build with Diyanni, we did a fair amount of research, and walked through a home they had under construction. Their product, website, people, and the way they articulated their process to us made us feel comfortable using them as a builder.At some point pretty early in the selection process, but after our contract was signed, we were offered a free upgrade (Front door hardware), if we posted a review on Google. This didn't seem like a big deal, and to be clear they didn't require us to post a “positive” review (just a review). We gladly did this (who wouldn't), but in doing so noticed most of the positive reviews were from clients in the selection phase. The reviews on google that appeared to be independent of this "free upgrade" were mixed. This caused us a little concern, so we made a note to make sure we update or come back to that review.Fast forward several months..We just had our final settlement orientation with our project manager, and should be living in the house in about two weeks.We are very pleased with the quality and the process of our Diyanni build. Our project manager, Kyle, has been professional and a great communicator throughout. A lot of the poor reviews that I see online for builders (not necessarily Diyanni) talk about there being a lot of "extras" and "upgrade" costs. I feel that Diyanni strikes a good balance of including a good number of high-quality finishes while keeping their base price competitive. We've had some upgrades/change orders, but nothing unexpected or what I would consider a hidden cost. Based on our research and what we have heard, I think we would have had a lot more change orders in order to get what we want if we went with another one of the main builders in Erie County. Their pricing model is fair and pretty clear. They say that do not “nickle and dime” you, which we found to be 99.9% true – the only exception is that we had to pay $250 to get a colored artist illustration of the elevation of the home. We found this to be silly, because of what we spent on the home and how Diyanni really doesn’t have weird little charges elsewhere. To be fair and clear, we knew we would have to pay the $250 and it was probably worth it to understand our color selections, but this didn’t align with the rest of Diyanni’s model in that they seem to pride themselves on having a lot of things “included.”We started our design with one of their floor plans, and then modified it pretty significantly to get what we wanted. I know some builders stick to their floor plans and only make modest changes to layout, but Diyanni never pushed back on making alterations.Our Project Manager estimated that our build would take 10-12 months based on our design. We broke ground in late January and will move in late November, so he made it in almost exactly 10 months.Diyanni used high quality subcontractors on our home.The project manager ensured that finishes were of high quality. He encouraged us to point out issues that we saw throughout the process to him, and when we did, he either already had a plan in place to resolve them or was happy to get things corrected right away.The Diyanni internal quality inspection / warranty / final settlement process is very organized and we feel good about the quality of our home and the process to submit any warranty claims. We do not expect to have any issues, but feel that if we do, they will be corrected.We agree with our previous 5 star rating, and will report back after living in the home for a few months.

Kati has been wonderful helping us pick our interior selections and has made the everything so easy. We would recommend Diyanni to anyone who is considering building a home.
My wife and I returned to northeast Ohio after more than two decades of military service. We bought six perfect acres and began doing extensive research on customer home builders in the area. We decided to contract with Diyanni Homes and it was one of the best decisions we've ever made. The entire Diyanni team from sales to pre-construction to actual construction has been amazing! We could not have felt happier or more confident in everyone we met (thank you Ginny, Marcy, Lacie, Kati, Kathy, John, and Dan!). We are so excited to continue our build and look forward to moving into our forever home!
