Bought in the Ramsey Landing community. Love that houses have land and you are not on top of one another. Thought that their homes were built in the quality that they profess to have. Unfortunately that is not the truth! Just ask people that have bought in and then try to get warranty work done because of the lack of quality work on the part of the sub contractor’s that La Mar Smith family homes hire. Make sure if you choose to buy from them you get everything you want in writing! Don’t let them come in with their I pad’s and scribble things down then ask for your signature. They only write down what they want. If you question them they glaze over subjects or just change the subject. When we were in the model home deciding on the lot and home I remember asking the Project Manager at that time(jokingly) We are going to have the A TEAM right? Didn’t want the D TEAM. BUILDING OUR HOME. Well, unfortunately we got the C team most of the time. When it came to our master bathroom? They brought in THE D TEAM FOR THAT JOB. I do have pictures. Just so disappointed in the way they do business.
Fantastic experience buying my new construction home in Woodland Cove. Megan and Aretha were professional, responsive, and a pleasure to work with. I had a few things that needed to be fixed on my first 30 day walk and everything was handled quickly. I could not be happier!!
Let me start off by saying, leaks don’t happen overnight, but Smith Family Homes denying warranty claims do. So hopefully once my complaint with the BBB is filed this week and also a complaint with the Georgia State Licensing Board, maybe they’ll reach out and attempt to make it right.We closed on our home in July of 2019. We love the house and of course we ran into everything that any new house runs into when they were building it, which is always workmanship errors. We have had gutters installed on this house since a month after closing.Fast forward to now August 2025, our home is now 6 years old. A leak appeared in our dining room in late June 2025. We submitted a claim to 2-10, the warranty company. They forwarded it to Smith Family Homes, after they received it, it was automatically denied and they never called, texted, or showed up to the property to assess the damage.We called 2-10 back suspecting workmanship with flashing not being properly installed and cut short and structural damage to the rafters. They reached out to Smith Family Homes again, this time we received a call stating that they would be out on Friday July 25 to look at the damage… they never showed up or responded.We called and texted them several times attempting to set up another date, but they have completely ghosted us.With a water leak, this more than likely has been going on since we closed on the home in 2019, but has now just decided to show us the problem.If you’re looking for a company who doesn’t hold their self accountable to workmanship errors or doesn’t have the decency to call, text, or email a customer when they make plans and then cancel on you, then use Smith Family Homes.Now Im stuck with a $2k bill to repair my roof before more damage happens because of their incompetence and lack of business ethic. On topOf this, it wasn’t just the plywood, it also rotted out the rafters.What good is a 30 year architectural shingle, if the structure and flashing below isn’t installed correctly????-One PO’d customer.
Can I go zero stars? This builder cuts as many corners as possible to save time and money. My main sewer line was put in with terrible workmanship. I can’t even live in my own home at the moment because of it and have a huge plumbing bill to pay. These houses should be built to perfection and they aren’t! Many owners have issues because of it.
We built a new home built by Smith Family homes in the Fall of 2021 and have lived in the home for almost two years now. The home was purchased in the height of the buying crazy and after taking possession of the home it has become evident how driven the builder was to get this home finished despite flaws in the home. It honestly makes me sick to my stomach thinking about what we paid for our home and the worries about what might happen.We have structural problems in our home, walls are bowed outwards, points were drywall meet have buckled. When brought to the attention of the warranty department our concerns were dismissed as normal. The attic and roof for this home was not designed in a way that it could be properly ventilated and while more vents were added it still does not seem sufficient based on building codes. Not a single door in the home shuts as it should because the frames are so far out of square. The HVAC system for the home is undersized, and with an attic that doesn't vent properly we cannot cool our home properly on hot days.We worked with the warranty department and some repairs were made, but those repairs were often done poorly, had to be redone or simply were thrown out as cosmetic problems rather than deficiencies in construction. We had representatives of the builder trespass on our property while we were not at home without our permission or knowledge, and when asked by our neighbors they lied telling them we knew they were going to be there.I would strongly urge anyone buying a new build to reconsider and to find another builder to work with.
