Empire Homes and their team have been great throughout the entire process of my house being built. They take pride in their work and have always been available to answer all of my questions. As a real estate agent, I have had several buyers purchase from them and they are very happy too! I highly recommend building or purchasing an existing home with this company.
A few suggestions if you want to purchase a new Empire Home.1. Get your list of items that need to be fixed from a detail oriented home inspector that has your best interest in mind. Just because it is a newly built property does not mean there are not things that do not need to be addressed prior to closing. Do not forgo the home inspection to make it a more competitive offer you will regret it. Do not trust when they tell you the buyers warranty will cover anything else that did not get fixed before closing. Get it fixed now. Soon after closing there was refusal regarding my buyers warranty making me regret not being at my final walk through.2. Personally attend your final walkthrough to make sure everything is addressed, do not close until it is fulfilled. Do not trust your Realtor to do it. Also do not let them schedule the final walkthrough the morning of the closing of your home if you are anticipating a crazy day. That happened to me and I made the huge mistake of having my realtor do it because I was too stressed and caught up in last minute details to make it. Huge oversights were made because I felt rushed with a last minute walk through that I could not attend. I felt like I did not have a choice, next time I would push for the final walk through to be a day or two in advance of closing.3. I absolutely posted a bad review of Empire based on my experience. I was asked by Empire to take it down in order to perform a warranty repair.4. Have your home inspector check the age and capacity on the sump pump if you have a basement. I had flooding last year and cracks in the basement floor because of a used sump pump they placed in the sump well that was from 2021 (my home was built in 2023) it also was not the appropriate size for the home and was insufficient to clear out the water flooding the basement.5. Put up cameras if you live near an active build site and document everything just in case you may need it for later. Some of their vendors are extremely disrespectful. I have had three different vendors trespass on my property and some extremely creepy behavior from another one. I think Empire actually did send a few of these vendors to different job sites as after some of the complaints I emailed about I did not see those specific vendors again.Best of luck to you and be sure to make them toe the line before you sign if you go with an Empire property. Maybe you will have a better experience and get the home of your dreams from them if you do.
