This review is based on my personal experience after spending over half a million dollars on a home that, looking back, feels overpriced. I’m not reviewing the model homes or the community.January 2024We chose ICI Homes over the other builder at Persimmon Park, despite their higher prices, because they offered customization. However, problems started early. We paid extra for an upgraded kitchen similar to the model home, only to later find out that key features—like fridge side panels—required an additional, undisclosed cost.Construction moved quickly, but when the house was finished, the quality was disappointing. The kitchen island quartz was cut too short. Several cabinet doors were damaged and had to be replaced, and some panels had to be repainted. Finish work was sloppy—door trims and baseboards were cut too short and filled with caulk, and the woodwork was painted without proper prep, leaving visible defects and embedded dust. These are just a few examples, but overall, the workmanship did not match the price we paid.It became clear that some workers lacked the necessary skills, and quality control was either minimal or nonexistent. To ICI’s credit, they have tried to fix most of the issues, but this has meant constant repairs, with workers in our home nearly every week—an ongoing inconvenience.Adding to our frustration, we’ve been dealing with serious plumbing issues for three months, and ICI has done little to help. This whole process has been stressful—something I never experienced with a previous home build. If I ever build again, I would strongly consider another builder.March 2024Another problem has been water drainage between my home and my neighbor’s. Before closing, I raised concerns about a flat area where water wasn’t draining properly. I assumed this was documented.Six months after moving in, I reported the issue again. ICI’s response? They claimed the drainage was fine at first and blamed the problem on lawn maintenance, refusing to fix it. To make matters worse, they said they had no record of my pre-closing conversation. My mistake was trusting verbal assurances—I should have made sure everything was documented in writing.December 2024We had water heater issues for months, but the plumbing company refused to troubleshoot because the heater showed no error code. Then, just days after the one-year labor warranty expired, the heater had to be replaced. ICI and the plumbing company knew about this issue before the warranty ended, yet I had to pay over $500 in labor when it finally failed.My experience has been that ICI is very responsive until you sign the contract. After that, they step back and leave homeowners to deal with contractors—some of whom are difficult to work with. When I had plumbing issues, ICI offered little support, leading to wasted time, unexpected costs, and unnecessary stress.Additionally, the grout in both bathrooms had to be completely redone because it started crumbling. Even the grout manufacturer had to visit my home to assess the problem—another frustrating ordeal.The primary bedroom is located right next to the garage, where the air handler, water heater compressor, and water softener are installed against the shared wall. Unfortunately, since there's no soundproof insulation, we can hear everything when these systems are running—especially at night when trying to sleep. It’s both disruptive and frustrating. This is something that should have been considered during the design and construction of the house.February 2025My toilet bowl is leaking at the base. I reported it to ICI, but they denied my claim, saying it’s past the one-year warranty. However, from my experience, this type of issue is often due to a faulty wax ring, which could have been leaking very slowly since the beginning. This house is barely one year old.Buying a new home should be exciting and rewarding, but our experience has been overshadowed by poor workmanship, frustrating warranty support, and unexpected repair costs.
A great quality builder. As you walk through the model homes you can see the difference. The use of space is well thought out and functional. Builders allow you to pick you tile, paint etc but they go a huge step further. They allow customization of your floor plan which is very unique.
Great quality homes. Love the use of space for outdoor kitchen. Interior details are impressive that defines custom building.
