Completed a modified St. Thomas build with RJM in The Acreage in July of 2024.The overall quality of the house and details within have more than met expectations despite a few minor issues that have come up since moving in (these were all covered by warranty and addressed promptly so far).All the staff at RJM were generally professional, however communication and follow ups from the top levels in their office left much to be desired during critical phases and the few challenges that occurred. Emails would go unanswered for up to a week at times, phone calls were unreturned, and meetings to address this issue were unduly postponed with key people repeatedly deciding not to attend last minute. When I finally got a meeting to address this and firmly reminded them of my expectations, their improvement became immediately noticeable to where the closeout and handoff was very well coordinated. The super that was assigned to this build was great and more than made up for the communication shortcomings. During the build if I happened to see him while at the site, he would always take the time to share any progress details.I would recommend RJM if you are interested in a quality build as they are one of the few remaining GCs that have been in the area for decades. For highly customized builds, I would discuss with them what they do well, and what would be better for you to have your own sub complete after you take possession of the house. I put several jobs off until after RJM was completed and saved quite a bit of time and $$.Below is the timeline from the first meeting to the handover.Feb 2, 2022 – contacted Michelle & Maura (their sales reps) expressing interest in the St. Thomas modelFeb 6, 2022 – Initial contract provided which detailed the unmodified cost to build. We modified the original St. Thomas with several features which took until April to complete the plans/pricing for.April 8, 2022 -Contract SignedJuly 2, 2022 – Loan Closed for fundingFeb 7, 2023 – Building Permit issuedMarch 5, 2023 – Land Prep Completed (I hired/coordinated land prep separate from RJM)May 29, 2023 -Form Boards placed (for slab)June 28th, 2023 -Slab poured (construction officially began)July 2, 2024 – Construction officially completed/Certificate of Occupancy issued
Finding a Builder, selecting a model, customizing it, permits, payments, warranties... I'm hoping that my review might be of use to the next traveler along this journey!I chose RJM after researching the company background in general and in particular, their work in South Fl.A Builder's front-office ought to function as strongly as the back-office, since paperwork is as important as construction quality and building materials. In my analysis, RJM is a tight run family-owned small business, with good people in all the areas.They have a large menu of designs on offer and the nice part is, you pick a model, then take the best features from all the other models and blend it into your choice: for e.g., breakfast nook from St. Thomas, cabana bath from Emerald...Non-structural changes all are free; changes involving outside walls come with nominal charge - make sure to maximize your free consultation with their architects!The Permit process is quite transparent: RJM did it all, and I didn't have to do anything here.Payments are well structured and are clearly outlined upfront: you pay for the work that you see happening on the ground. And it's in the builder's interest, to speed things along, with the construction!Almost a year into my new home, I can state that my experience with the warranty process -small things here and there- has been quick and efficient.It's my observation that RJM takes pride in maintaining its culture: Kim and Nick stay true to their family tradition of building, and they want to pass it along to their kids - a bit of Americana right here! Its small businesses, run with love and dedication like RJM, which make this Country great, I think!
I recently worked with RJM Custom Homes to build my new house in Loxahatchee, FL, and I couldn't be more impressed with the entire experience! As a first-time homebuilder, I was initially nervous about the process, but RJM made it so easy and stress-free. From the initial consultation to the final walk-through, they were incredibly professional, attentive, and transparent every step of the way.The team at RJM took the time to listen to my ideas and worked with me to bring my vision to life, while also offering expert guidance when needed. The craftsmanship and attention to detail in my new home are outstanding, and they finished the project within a very reasonable time frame, which was a huge bonus.I highly recommend RJM Custom Homes to anyone looking to build a custom home. Their commitment to quality and customer satisfaction is second to none. I’m beyond happy with the final result and would definitely work with them again in the future!
RJM IS NO CUSTOM HOME BUILDER. Don’t let them fool you. They have limited experience with anything outside of basic, standard home construction. Upgrade choices are extremely limited, incredibly overpriced, and often done incorrectly. It took close to 3 years to build my home, and it was still far from what I had expected. No attention to detail or craftsmanship. They are unapologetic for their mistakes, and it’s impossible to get them acknowledged and corrected. Communication with them is inconsistent, infrequent, and subject to their preferences only. They have no sense of consistency or style to their interiors- pretty much builder grade and unimaginative. Cheap finishes and horrible tile selections are standard. I spent too much time finding and correcting their mistakes, and was often told how they were going to do it regardless of my choices and plans. They say one thing and do another. No one seems to be in charge and it’s forbidden to speak with the subcontractors. They were never on schedule, disregarded community bylaws, and left a trail of property damage behind them. They overcharged me nearly $20k at our first meeting, and that continued until I had enough of their nonsense. I spent almost $1 million dollars , and they couldn’t even float a bathroom vanity, install lighted mirrors, provide/install an electric fireplace, or appropriately install custom light fixtures. Electrical switch/outlet placement is random and inefficient, and multiple unnecessary switches clutter the walls. Toilets were installed incorrectly, and a urinal was another major problem for them. The cabinets were poorly installed throughout the house, and they drilled holes for hardware that was not to be installed. I had to check on every detail myself if I wanted it to be done correctly.To call them a custom builder is simply a joke - and they are laughing all the way to the bank. The owner is controlling and dismissive, has a tendency to fabricate excuses and explanations, and is extremely difficult to work with. They have little respect for their client’s preferences and ultimately do whatever is easiest and the least expensive. They call it the “RJM WAY”.They might build a decent basic starter home but do yourself a favor and find a REAL CUSTOM BUILDER to build your custom dream home. RJM custom builders is definitely not that .
I wish we had not built with RJM. We had an abundance of issues with the work they did and the communication during and after our build. We spent too much money to have had to battle them to do right by us with their own mistakes. My family and friends who have built with synergy had a fraction of the issues and much smoother more professional communication. It’s busy in the industry right now but that doesn’t mean we are just a number. We paid for brand new and deserved better quality on every level. To finalize our relationship with them they left us with a very ghetto looking half finished exterior concrete paint job after several weeks of back and forth during the warranty phase. What a joke. I can’t fathom any company would pride themselves on the appearance of that work. We discontinued communication and will be paying out of pocket to have the job completed correctly. I was told after signing a contract with them by several people the company went downhill in recent years and I’m sad to say the opinions I was told were justified.Update: on my poor review they responded with contact us to resolve issues but did not resolve them properly when previously contacted / argued with us over fixing them and then stopped responding altogether.
