Been in our house for 8 months, We love it, it is exactly what we wanted, and it is better quality than we expected. But it was a very unnecessarily stressful process to get it. I'll explain.

First, if you decide to go tour homes, please do not under any circumstances agree to the first day pricing they offer. Basically their contract states you must have a very long list of things completed within 60 days or the price goes up a ridiculous amount of money. We met all of the requirements but had an issue with our appraisal. This companys construction contract is pitiful compared to most builders. There are no escalation clauses, appraisal issues are not addressed, among many other things. Do not, I repeat do not sign the contract until everything has been put in writing, in detail. You can ask all kinds of questions and the sales people will answer them verbally but their answers are covered no where in the contract and the contract is the ONLY thing that matters. Instead, I highly recommend looking at the homes, and asking for a copy of the proposed contract, unsigned...and then request specifics be added - appraisal clause, etc. because if you don't....if your home somehow doesn't appraise or any other item has an issue, Donny Pritt will call you and threaten to sue you for numerous years and drag it out to make your life hell if you don't do what he wants. I have the saved voicemails. He is honestly such an incredible detriment to his own company because he doesn't seem to have the ability to remove emotion from the situation and just make a solid deal. I have at least 5 people that I know wanting to build that I would have happily recommended to this company had he handled our situation without threatening to sue us. We are a military family with 4 children.

The son in law, who is responsible for overseeing the construction process, seems to be better tempered than his FIL but seems to also have a very short fuse. We were exceptionally patient with these people, understanding that they are overseeing the build of our home and investment. The best thing I can say is these people need to all learn and practice the phrase, you get more with honey than vinegar.

On to the house part. Our house is better quality, and constructed better than we expected for a modular. The process was pretty fast once work began. We had an issue with the plumbers throwing their trash in the trenches dug for the water lines instead of using the dumpster. There was also nails all over our yard. As someone who went through this process understand it's your job to check behind these subcontractors. The only major construction issue we had was, the plumber came out and plumbed under the home....and we decided to crawl under the house to make sure everything was as it should be. The county inspector has already passed the plumbing inspection. The plumber missed the kitchen sink drain. It wasn't plumbed at all. He came out a 2nd time and plumbed it. Just for good measure we went and checked again, this time checking under the entire house. The master shower drain was also not plumbed at all. Had water been run it would've under into our crawl space and caused mold. Plumber came out a 3rd time and thankfully did everything correctly but he threw all his trash everywhere under the house and sprayed expanding foam everywhere I guess because he was mad he had to go out again. Check behind them even if it's been inspected.

Only one thing we don't like about the house, the windows are super cheap and leak air way more than expected. Especially for an energy efficient home. They leaked enough air that this winter they developed condensation on the inside near the middle seam. And the blinds are very cheap. Get upgraded windows.

Otherwise great home for the price.

If you're going to claim to be Christians, make sure you are producing the fruit of Christians.

Working with Custom Home Builders has truly been a beautiful experience. From the very beginning, everything felt personal and meaningful to our family. We first visited with our tiny baby, walking through homes until we came across the St. Jude. That name holds a very special place in our hearts because our child battled leukemia a few years ago. Learning that Custom Home Builders donates to St. Jude for every model of that home sold genuinely moved me. It was one of those rare moments where a business decision felt deeply human.

As our family has grown, we had clearly outgrown our previous home. The team took the time to listen, understand our needs, and help us create a space that truly fits our lives. Every customization felt thoughtful, never pressured, and always supported. They guided us through paperwork, helped us navigate decisions, and connected us with a mortgage company, making what could have been overwhelming feel manageable.

While the process has taken several months, the delays were entirely due to county requirements and survey-related challenges, absolutely not the builder. Throughout every unexpected hurdle, Chely was extraordinary. Her patience, kindness, and steady reassurance made more of a difference than I can express. Donna was equally wonderful to work with. Both of them showed a level of compassion and professionalism that is incredibly rare. There were moments when stress could have easily taken over, and they consistently brought calm, clarity, and encouragement.

I cannot say enough positive things about Custom Home Builders. This family run business truly cares about their customers, and it shows in every interaction. We are beyond grateful for their support and dedication, and we are so excited to move into our new home very soon.

We just came from touring with Steve Cooke, and he was extremely knowledgeable and took the time to walk us through a lot of helpful information. He answered our questions thoroughly and made the entire experience feel comfortable and informative. We truly love the homes, the overall style, and the quality of the builds, especially the ability to customize so many details to fit our needs and vision.

We are very excited about the possibility of working with Steve in the near future for our purchase. We are still in the very beginning stages of touring and learning the process, but from everything we have seen and been told so far, the team appears to be very upfront and transparent. Nothing felt rushed or unclear, which we really appreciated.

Overall, it was a great first experience, and we genuinely look forward to continuing the process and working with them as we move forward.

We made an appointment about a week out and met with Matt. What an incredible experience! He was very knowledgeable and patient with us. We are very excited to start our home building process.

Patrick made my exploring options easy and perfect. Answered all my questions and even explained most common questions I did not think about. He was very friendly and made us feel comfortable about our options and needs.
