We recently purchased a new home from Stevens Fine Homes in Sawyers Run, Hampstead, N.C. Ken, the superintendent for building homes in our community, could not have been more helpful and knowledgeable to help us make some changes to the house (it was a spec house) both before and after we closed.. Lisa and Shannon, in the back office, sent us all the information we needed to make the final decisions and provide us with documents and the names of their building subs so we could make some personal changes to the house. We will move in the end of the month..so far they have done an outstanding job.
Where do I start? When I represent a buyer (in this case was my daughter) I want the very best for my client. Being a realtor, I do not represent any builders or have ‘favorites’, however my feelings may have been swayed toward these folks. Many builders want to cut corners on new construction but sell at high, very high prices. My first thought when I preview a house is to look at the roof. I can generally tell what I’m about to work with when I see 3 tab shingles versus architectural shingles sitting on a roof. Didn’t have to worry about cheap versus quality here. The prices they set for their homes based off craftsmanship and high quality materials AND current market prices is right on point. From start to end, Randall and Kenny work quick, efficiently and professionally. Always responsive with next to no delays. After closing, Kenny continues to go over and beyond helping the buyers as they get settled in their home with THE BEST ATTITUDE! Just as a disclaimer, we walked this home several times and did random drivebys at all times of the day and night, cloudy days and days where it rained nonstop, to see the neighborhood and to see how well the land drained. Randall gave us the code to walk that house and take measurements and do a more thorough look on the home, just to find out that Kenny found things he wanted to address in the home that we did not even see. He spent time answering questions and going over any and everything you can think of during the blue tap orientation. My buyer had more than enough time to make a sound decision before closing on this home; 21 days to be exact. And with that said, no regrets. Thank you Randall and Kenny for doing such a wonderful job, building a sound home and all the professionalism you give selflessly (it says a lot when the lender compliments how well you all communicate too!)
PSA: Do not use this company. Overall bad craftsmanship. I called them about things not being square and they said "Nothing is perfect". Guess that should be their new slogan. We had warranty issues that they did not honor. A piece of our siding blew off the house and hey did not want to fix it. Turns out the siding was improperly installed and they had to call the contractor to fix it. We had drainage issues in our entire neighborhood. They developed the neighborhood wrong and somehow passed inspection. The street widths are NOT to code, and people are not allowed to park on the street if they have family over. They try to squeeze as many houses they can in a plot of land, just drive in one of their neighborhoods and take a look. There is a serious draining issue in all of the yards, some people complained enough and got them to send landscaping companies out to dig drainage issues in their lawn. My yard is underwater after every light rain. When you step out in the grass your foot sinks in silty sand with clay. They built our house on a hill basically because they didn't want to pay to excavate dirt, which is why our driveway slopes so much. There might be 1 or 2 flat driveways in the neighborhood. Be careful with this company and document everything like I did.
It has been a absolute great experience getting a home built by Steven's Fines Homes. From the beginning to close McLain, Kenny, and everyone in between have went above and beyond to do everything they could to make us happy. We love our new home.
As a Realtor®, I have never written a review for a new construction builder, I am not affiliated with this company in any way, but credit where credit’s due.In an industry where setting low expectations for new construction homes has sadly become the norm, Stevens Fine Homes stands out as a refreshing exception. Over the past decade, I've witnessed a decline in builder quality, with many big production builders cutting corners to maximize profits. However, Stevens Fine Homes seems to prioritize craftsmanship and attention to detail over the industry trend of simply meeting minimum building code standards.Instead of using typical OBS sheathing, house wrap, minimal insulation, bottom shelf subfloor, and the cheapest HVAC system they can find, Stevens recognizes the benefits of utilizing higher-quality methods, materials, and systems. Rockwool’s ZIP System, Advantech Subfloor, Radiant Barrier, Ice and Water barrier, Architectural Shingles, TRANE HVAC systems. The result is not only a high-efficiency home, resulting in lower utility costs but significantly improves the quality of life for the owner. As I sit in my home office right now, I can hear cars driving by, neighbors having conversations outside, and dogs barking. One of the most impressive parts of Stevens Fine Homes is how quiet it is inside. This is because they have spent the time learning and adapting to building science. When I started in the real estate profession, I began to wonder why houses have been built the same way for the last 30 years. So much has changed with technology and innovation, why have our building systems and methods not evolved for the better? With that question in mind, I started doing research, and it turns out building science has been changing every day. Your house is an envelope, the more air-tight it can be, the less heating and cooling is going to escape through gaps, and the less noise pollution is going to make it into your home. The high-end materials and systems they use make this possible. The quality of their build is not the only thing that impressed me. From their Sales Reps being present during showings to their Project Managers actively on-site every time I visited ensuring each site was put together properly, and their final walkthrough representative pointing out small imperfections, they operate as a well-oiled team with client satisfaction as their top priority.Stevens Fine Home set a standard that other builders in Eastern North Carolina should strive towards. They embody what 'right' looks like, and given the opportunity, I will gladly go out of my way to showcase their houses.
