I had a horrible horrible experience with them with our prospective home at magnolia park, They had the audacity to use moldy and damaged wood. Upon pre drywall inspection we notified our construction lead of the issue and he kept dismissing it and was very apathetic to the concerns we raised. I had to spend hundreds of dollars on mold test and additional inspection to get them to admit it was mold. It was damaged and wet wood which would have costed the builder very little to replace but chose to put me through a hassle. Stay away from them if you value your health and safety.

1/21/18: Have more too add since we've run into more problems. The driveway was never put in correctly. The concrete eroded away before we moved in in one spot but they put a patch in that they said would fix it. Well the patch failed and the driveway is now cracking and sinking. We reached out to Royal Oaks to ask them to fix what never was fixed and they said yes it's a problem but they will not fix it. That's all you need to know about Royal Oaks and the people who work there.

If you're going to work with them watch them like hawks. We dealt with problems all along the way including not getting a promised sound system that we let slide because we didn't want to delay the construction and closing any further. It ended up taking 7 months to build rather than the promised 4-5 months. They have a problem sticking to what's agreed to in the plans. I'd suggest a weekly walk though while it's being built to make sure you get what's promised. They tried to hold out on a promised sink and they installed porch columns that were not the style agreed to in the plans. We let that slide too because again we didn't want to delay the closing.

The final straw was an HVAC system that has not worked correctly since we moved in. We attempted to get it resolved at the one year anniversary to no avail. When we did get it fixed on our own we asked the builder for reimbursement but they denied our request saying we should've let them look at it first.

I've spoken with several other homeowners in the neighborhood who also dealt with similar problems with HVAC units.

This was our first time building a house, and boy were we lucky that Royal Oaks was here in Raleigh! First, the location - they pick some great locations to build! Second, the design - their homes were the best - functional and elegant - we looked at a ton of homes and builders, and overall, Royal Oaks homes were the best. Finally, the people - the most important part of any organization. At Stonehenge Manor we encountered some of the best! Stacy was the first person we met, and she has more patience than anyone I've worked with. She always met us with a smile and worked to get our questions answered or problems fixed. Shannon at the design center gave us great advice and recommendations, and also worked to make any changes that we wanted a reality. Joe is Project Manager out here and Royal Oaks is lucky to have him. He's friendly, professional, knowledgeable and he never once made us feel like we were intruding on his work. He made us feel like we were the primary reason he was there (even with 8 other houses going in the background). I have heard the horror stories about building a house, and I can honestly say that this was one of the best experiences of our lives! This company felt as close to a custom builder as I think you could ask for. We couldn't be happier in our new house, and it really comes down to the fact that this long, sometimes stressful experience was made enjoyable by all of the people at Royal Oaks! Thank you!

Royal Oaks was amazing through our home building process. We have been in our home for a year and until this day, they are easily accessible to answer any questions or concerns. Most importantly, they don't treat potential homeowners as another commission. What makes Royal Oaks a great community is people such as Tina King who make you feel like family. She and the team have our best interest in mind and that is a great feeling!

The whole Royal Oaks team has been absolutely fantastic to work with. We saw them going the extra mile from the beginning and that never changed, all the way to the end. We brag about them to anyone who will listen.

We are very demanding customers, yet all of the staff have been consistently friendly, professional, and willing to do everything possible and reasonable to ensure our satisfaction with the results. We have friends who bought in Gray's Creek on our recommendation - they are similarly thrilled.

We are exceedingly proud to own a Royal Oaks home!
