Built the homes in the neighborhood so all the rain goes straight to our backyard. Came and fixed it with drains and this is what the drains have done since the installed them. Then they go radio silent. Our backyard is a complete swamp when sprinklers go off or when it rains. Drains did nothing.
Teton Ranch is a gorgeous community!! Large lot sizes, no HOA and many floor plans to choose from! Can't wait for phase 3 to open!
Potential home buyers, please do your self a huge favor and do not buy a Richmond American home!When things go drastically sideways, they are not there to remedy, help or correct their problems.When in an emergency flooding situation, they are extremely rude and will blame their poor workmanship on you, someone else or mother nature.The main flooding is caused by Richmond failing to grade and secure the grade on new construction.My floors are terrible, basement has huge cracks, basement concrete is only 2" thick, walls are not straight, 24: spacing on the framing, electrical is sketchy, warranty is a joke, walkout basement was not properly done, windows are the cheapest in the industry, finish work a 5th grader can do better and the list goes on.All I can say is Good luck if you buy a Richmond Home.
These homes and this subdivision are beautiful. The agent who took me through the model homes was kind and knowledgeable. I trust this group to deliver as stated. After reading through everything, I had some questions, and all of them were answered satisfactorily.
First I want to say think twice about building with Richmond. If you do record everything because what you say and what they do and write down on contracts is completely different. We learned the hard way that they will rush you through paperwork and tell you that everything will void if they do not have it back asap. The work they do on the build is not quality we have been in our new home for 2 weeks and have a whole legal page full of items that are not working, damaged, or need to be completed. When you try to follow up on your concerns and the issues you have with items they blame the buyer Richmond does nothing wrong according to them. Our home purchase was something we had to work very hard for and we received the poorest customer service I have ever received. The sales agent Nina can sell ice to eskimos she will tell you everything you want to hear and then when you go back toAsk why this or that was not done or why costs are different she will deny that she told you anything contrary to what was done. She became very rude and snappy at our real estate agent when he was fighting for us to get incentives that we were promised and when concerns were brought forth she just gives lip service and fluff assuming that will make you feel better. Natasha in the home design department doesn’t listen at all to what the customer wants and when an error is made and the buyer didn’t catch it in the paperwork of over 140 pages she states “oh well you signed it” I was told by her boss Chelsey that it is not their job to review and go over the documents and choosings of the home owner to ensure accuracy. Then when I asked for the owners of Richmond to be able to send a letter regarding our building experience I am either ignored, told by Chelsey that she is the highest level I can go to, or by Nina “ I’m unable to give the owner of Richmond’s information, it’s unavailable. I will ask our Director of Sales, Gavin, to reach out to you directly”. Since when do you do business with a company can you not have the owner / Presidents contact email ? Don’t get me started with Darrel and Rachel in financing. They never follow up timely, make promises they cannot keep, lose your deposit money and not even have it documented how much you gave to Richmond or the additional money brought in per request, they get your file confused with other buyers and are unable to do their “special financing” that they say. We actually had to get our financing finalized with a second loan because they dropped the ball. We had negotiated incentives and upon closing found out they did not give us all that was promised and was told the rest was just lost because there was no where else to put it, even though we had several items still needed. When we attended the closing the title company our second mortgage broker and our real estate agent all showed up. An American Mortgage representative could not even show up. This is not an isolated incident as we have heard from realtors, title agencies, and other loan officers as we have begun to voice our Richmond concerns. People are fed a line of crap to get themTo sign and the experience is awful. People also ask about having a choice in vendors and if you choose to build with Richmond you do not have a choice and are forced to use their mortgage company, their home insurance company, and allTheir home vendors. This is not always a good experience as the vendors were in incentivized toInflate costs to have the cost increase. We came to Richmond and thought it was going to be great only to have a negative first time buying experience. I needed to put this out there because if it wasn’t for Eric Petterborg from Zander Real Estate and Jessie Van Wagoner from New American Funding we would not have our home. As far as Richmond goes it will be an uphill battle and that is unfortunate because all we wanted is for Richmond to stand by their word and be honest apparently that is asking a lot but I will not give up. Please be careful choosing this company.
