HOLE IN THE ROOF!!!! A steady stream of rain is currently leaking through the hole in the roof and continuing through the ceiling vent to my 2nd level hallway. This is new construction and should not be happening. I also found water leaking through a window on the 1st level. Of course Im outside of my one year warranty. This builder cuts corners and does the bare minimum just to say they’re within the code. Disgusted!

I’ve been a homeowner with Sumeer Home for a little over six months now, and here’s my honest review. We purchased our home in the Sagebrush community. The buying process itself went smoothly—negotiations were minimal, and we were able to close without much hassle. However, things started to go downhill from there.

We weren’t able to complete the final walkthrough because repairs were already underway, and the house wasn’t cleaned properly before move-in. On the day we moved in (September 2024), we noticed several floorboards were cut along the trim and clearly needed repair. Fast forward to April 2025, and those same floorboards still haven’t been fixed. Despite reporting this multiple times and even having contractors come out to address deep scratches, nothing has been done. Shockingly, someone in leadership at Sumeer Home even suggested that we might have caused the floor damage ourselves, which was both frustrating and disappointing.

There were other issues too. The stove wasn’t connected when we moved in, and the AC unit has already had to be replaced. After our fence was installed, both of our neighbors’ sprinkler heads ended up in our backyard. While most of these problems have eventually been addressed, it took consistent follow-up and pushing on our part.

The flooring remains unresolved—likely because fixing it properly would require removing and replacing not just the damaged boards but also the surrounding trim, which comes at a cost. We’re still waiting on a resolution.

Overall, while the home has been a blessing for our family and Samir Home has been responsive at times, this has been the most frustrating homeownership experience we’ve had. Out of the three homes we’ve purchased in the last 15 years, this has unfortunately been the worst. Ironically, it’s also the one we spent the most money on—partly due to market timing and partly due to the larger lot (even though we lost 300 square feet of interior space compared to our previous home).

In summary: great potential, but disappointing execution and follow-through. I wouldn’t recommend Sumeer Home based on our experience.

I was supposed to buy 2708 Lavinia Dr in Amherst Additions in Denton.
I found the home I wanted to buy, and came to view it already pre-approved. The lady in the model house dodged us (my realtor, sister, and I) for hours. We literally left to see other houses and came back. When we finally sat down with her, Becky said she’s just standing in for her husband, Frank, and doesn’t really know a lot about the community. This is after she spent over an hour and a half with the family before us. Whole demeanor changed. I had to call the corporate office to get a purchase contract drawn up, and complain about Becky and Frank. My realtor had to physically take the earnest money to the title office because Frank couldn’t be bothered to answer the phone to meet up. I requested a different sales guy at that time, because it was very much feeling discriminatory, but we got stuck with Frank. Fast forward, Frank spent the entire time threatening to kill the deal to the point that my lender literally just closed our file because of Frank’s constant threats. Leaving rude voicemails for my loan officer and couldn’t be bothered to return calls/texts. He forced us to apply with his preferred lender, a guy named Mike, in the middle of our loan processing so that Mike would tell him about our finances and threatened to kill the deal if we didn’t do it. This caused issues with our lender who then needed verification that we weren’t trying to put two mortgages on the same house. He made the entire process HELL, and his endless threats costed us our home. He listed the house again the week before the deal even fell through for 20K more than we were under contract to buy it for. Sumeer won’t call me back and I haven’t been refunded my earnest money even though Frank sunk our purchase. I said from the jump that I felt like Frank intended to sink our deal and he did exactly that right as we were wrapping up the last conditions of our full approval and getting ready to close. DO NOT BUY HERE. My baby should’ve been having their first Christmas in our new home , and Frank went out of his way to ruin that.

I tried to summarize as best as I could but it’s insane the way Frank treated us. Josh, the construction manager (great guy), said that Frank is just not a nice guy and my complaints weren’t the first he’s heard of Frank and won’t be the last. Sumeer knows he’s like this and they choose to continue working with him.
