Customers praise staff who answer questions and provide support; one homeowner says they loved their home. One homeowner says they would not choose the neighborhood again, citing high water bills and concerns about ETJ representation, stray dogs and dog waste, substandard common landscaping, a frequently damaged amenity center, pool repairs and an ineffective HOA. Another reports high humidity and condensation, mold in the A/C system and behind kitchen cabinets, and microwave damage; the review says a later HVAC inspection found the wrong A/C system and the issue continued after outside vent covers were replaced under warranty.

Love our home but wouldn’t do it again in this neighborhood. $300+ water bills the norm, being in ETJ means no one in Kyle is accountable for our votes, median home price not where they should be (closer to that of Plum Creek than 6 Creeks), stray dogs running rampant, pathways and common areas can be full of dog poop, common landscaping sub standard, “amenity center” frequently damaged, the pool will be under repairs when you most want to use it, and the HOA in ineffective for those of us care about our investment.
