I had a tile floor in my spare bedroom and we wanted to replace it with a new luxury vinyl flooring

We had Eastwood Solutions come and give us a quote. They were very professional and pricing was very reasonable for what we wanted them to do.

Once we approved the quote Clint came and got it done in a few days including the demo and new install and all the baseboards.

He did all the touch ups and clean up.

We were extremely happy with the new flooring and look after he was all done.

Would highly recommend them to do anything in our house again.

Invoice was very detailed and we had no issues with it whatsoever

My renovation included removing an old elevator, framing up the shaft and building a bedroom (including updating a window). I had a few quotes and Clint provided a fairly detailed quote which came in the lowest of all the quotes. The rest were about 10% to 20% higher. It started out ok as Clint came in and removed the elevator from the shaft, framed it in as expected. He then started on building the walls. Initially I thought we would put the bedroom closet utilizing the space in the elevator shaft but based on the placement it didn’t really seem to work so I asked to just put in a regular closet. This was a change from the original ask, however, I thought it would be easier to build a normal closet versus trying to put one in the elevator shaft so I didn’t think this would be much of a change. The only other change I made was to frame in a small closet outside the bedroom between the newly framed bedroom wall and the adjacent wall. Simple enough as it only required framing in a door, drywall and paint. Everything was ok until the invoices started coming in. After 2 invoices we were already over the original estimate and after the final invoice more than double the estimate. I did question Clint about the costs through a series of back-and-forth emails and it appears we had a difference of opinion of what was in scope which I thought was pretty clear. In my opinion the only additional asks were the additional closet out side the bedroom plus changing the closet from being inside the elevator shaft to just a standalone closed. He also said that there was some sub framing required once the elevator was removed that was unexpected which is understandable as you can’t see that when providing the quote. Overall, I get the additional costs but I just can’t see how that would constitute more than double the quote.
He said the window was delayed and wouldn’t be coming in until early February. Once it came in Clint dropped it off on my porch. And when I got home I could clearly see that the window he ordered was for 2x6 walls whereas my house has 2x4 walls. I am not a contractor but I can easily tell by looking at a window whether or not it is for 2x6 versus 2x4 walls. Unfortunately for me, I had already paid the total of the invoices which he charged me for the window on the very first invoice. In hindsight, I should have withheld funds for the window until it arrived. Live and learn. Clint did end up correcting the window issue by having the manufacturer change the frame size and he dropped it but I will install myself as I really don’t want to pay more money.
As for Clints work. I thought his framing was good but did seem to take awhile and given that he was charging me by the hour I wasn’t impressed. For the ceiling, Clint suggested scraping it down versus just putting new Gyproc over top which I thought was strange but was ok with it as I thought it was part of his quote. It was not, he charged me by the hour and when it was done you could visibly see the imperfections in the ceiling. I didn’t intend on putting anything on the ceiling other than paint but ended up having to put a drop ceiling texture to cover up the imperfections.
Lessons learned. I have a lot more renovations to do both on this house plus a rental unit I have. Going forward, I am going to create a list of everything I want done and give to each contractor providing a quote so there is no misunderstanding of what is included versus not.
