We closed on our Smithbilt home in December 2025 and we have had a great experience with Smithbilt and we love the Belltown community. We have had a few minor issues that have come up (which is expected with all new construction), but Erik and his team have been incredibly responsive and have resolved those issues quickly. Jordan has also been extremely helpful and responsive and has been with us every step of the way. We highly recommend Smithbilt and the Belltown neighborhood!
Smithbilt has been amazing to work with throughout our home building and home warranty experience. Erik, the warranty coordinator, and his team did an excellent job handling any issues we had. Everything was addressed quickly and professionally, and communication was always clear. Because of that, we would absolutely buy a Smithbilt home again and highly recommend them.
We moved in to our new build in Aug of 2022. Both tubs cracked within 6 months of our move in. We were instructed to submit a claim in the "portal" smithbuilt provides. We did and they sent out a sub contractor to patch the holes. Obviously, patching them didn't fix the issue. Everytime the tub cracks again, we submitted a portal request call and the company that smithbuilt initially subcontracted kept coming out. No one from Smithbuilt would ever come to our property. I figured out why. They put those tub issues on the sub contractor and made it their problem. I had Kohler come out, take pictures, and report that the tubs were installed incorrectly. I reported it on the portal, Kohler has all the video, pictures, and documentation. No one actually called me. I was sent a VERY C.Y.A. type stock email stating that they won't be fixing the issue due to the year warranty expiring. We had documentation of this since month 6. ANYWAY, here we are in Jan of 2026. A company came out today and both our bathroom floors, large walking closet, and office ceiling all tested off the charts for moisture. We have to file a claim now and spend $1k on our deductible to have our upstairs floors gutted. Our neighbors five houses down are dealing with the EXACT same issue after being told similar things through smithbuilt. The sub flooring was shotty, the tubs were put together incorrectly, they stalled until they could legally claim that it was no long "their fault", and now my 3 year old home is being gutted. I've never lived in a home where this has happened and I've lived in some pretty old homes. Smithbuilt doesn't care to fix it. The insurance companies only cover so much and then they begin to go after smithbuilt for the additional repair costs. I'm so dissapointed that I put my life savings and investment into a Smithbuilt home. I should have stayed in my Ball home that never had an issue. (Built in '98) It is terrible customer service, care over people's homes and savings, and a lack of quality. I know this will go nowhere, nothing will be resolved, and ultimately I will be screwed over. I just wish I knew then what I know now. I would NEVER trust a company that refuses to acknowledge a mistake and rectify it. ESPECIALLY, when the place is brand new........and begin falling apart within 6 months of it being lived in.
For the price, Smithbilt is a great builder when compared to the others in this area. Don’t expect custom level of finishes, but the people who you interact with are very kind and care about making things right.Gabriel from the warranty team does an exceptional job explaining the warranty and making sure your home is taken care of. He is very kind and personable and will go the extra mile to give pointers on how to properly maintain your home. I would recommend Smithbilt to family and friends.
Great new home building experience! We like Smithbilt homes so much we have built three new houses within the last 6 years! It starts with the Southland Realtors like Angela England and Kristin White to get the house and lot best for your family! The next important step is the design center that has the best knowledgeable staff like Karly and Kim to help you design your exterior and interior of your dream home. The warranty features definitely made our decision to build with Smithbilt since you get a 90 day warranty and a one year warranty to get any issue you find in your new home resolved, and Derek will make sure it has been corrected! We love our new retirement home!
