Great houses and nice suburban feel in south philly BUT no parking on a lot of the streets at night!! BEWARE!! I have to park a block down from my house and we aren’t allowed to park another vehicle behind our houses even though it is not blocking the road!!! If my house was buns, I would have given this place ZERO STARS!! ??

We were excited to finally purchase our dream home. We put our deposit last yr and was told that the house would be ready by June 2022. Then in February 2022 we received a phone call to inform us that our house will be complete by mid March 2022 and we will be able to settle early. We were excited and look forward to closing on the house until the pre-closing walk thru we found many things needs to be fix. We were promised that everything will be fixed by settlement only to find out after we signed the paperwork that none of the stuff was even worked on yet. Our settlement was on March 17 and we officially moved in on March 26 and the house was still not fixed. To make matters worse we found out after moving in there were more issues which I found it to be quite major. There is a crack on the side of our tub and when I contact them to see if that would be replace with a new one I was told to add it to my 60 day list and they would get it repair. I didn’t expect to pay over $2k for a cracked tub. I included a few major issues I found wrong with the house some were found before and some right after settlement. The place they hired to do the mantle above our fireplace cracked the first one and had to come out to replace with a new one and left a mess under the mantle which you can see if you click on the picture. The foyer light is not even centered because they installed the sprinkler on there and just throw my foyer light on after don’t even care that it’s not centered and left all these marks up by my ceiling. Our bathroom fan were not even fully installed on. The walls around the tub were not closed. Just want to warn future buyers that haven’t settle on the house yet to make sure you take the time to examine every part of the house prior to settlement. Do not sign until they fix everything. I was looking forward to our forever home but I have been dealing with more stress than ever. How can you charge this kind of price to get such poor craftsmanship.

Update: 5 months after moving into our new home, majority of the issues we had with the house were addressed and fixed. Communication is great with the management team.

Minus 10 stars. DO NOT BUY HERE....YOU"VE BEEN WARNED. If you are hell-bent on buying here prepared for the worst nightmare of your family's life. They screw you from the closing going forward. I strongly recommend that you hire an attorney to represent you and explain every word of the 400 pages of disclosures, addendums, by-laws etc. and READ YOUR CONTRACT from start to finish. If you don't understand something...GOOGLE IT. Educate yourself. These sellers/builders are scumbags who have billions of dollars and the best construction attorney in the country. Oh and the minute you sign you're basically give the seller the right to screw you big-time and get away with it. You cant sue...it's in the contract. They cut corners excessively and as a result, every home needs to have their exteriors replaced (its going on now), mold remediated, leaks throughout the house repaired, and the list goes on. Oh and they only work weekdays 6am when you schedule repairs. Prepare to take excessive time off of work only to learn that nothing was properly done. Their goal is to frustrate you to the point where you give up and cut your losses. I'm living a nightmare and these sellers would rather sucker you for money and leave you penniless. Don't even come here. You wont be able to resell your home and when your abatement has ended, your taxes are projected to be in the ballpark of $7000.

Settlement is pushed off due to work not being done on time. We were supposed to be able to move in mid July then August 30 and now maybe September 3 don't know what to believe. Not happy!

NO STARS!!!!! Bait and switch property. They won't pay your realtor. The owner of the property, Donna Bartynski is the rudest person I have ever spoken to. Please do yourself a favor and stay away. Besides, it's built on an old oil plume and they hid the remediation from me until I asked about it...have your radon and other hazardous materials checked. LOOK OUT!!!!
